About The Position

Bluecore Residential, a company that has owned and managed over 10,000 units throughout the US with $2 billion in assets under management since 2004, is seeking a progressive Property Manager for their luxury midrise community. This role is for an avid learner who is passionate about delivering results and making an impact. The Property Manager's mission is to drive positive budget performance for the asset by embracing Bluecore's culture of empowerment and transparency. This involves engaging in healthy debate with leadership, sharing challenges weekly, maximizing revenue by maintaining 95% physical occupancy, marketing the community effectively, shopping comps regularly, understanding market demographics, inspecting the property weekly to identify and correct deficiencies, adhering to the budget by monitoring expenses and noting variances monthly, managing an effective resident retention program, and communicating daily with the team to execute leasing, renewal, work order, and turn goals. The role also includes attracting, training, developing, and retaining top talent, and continually evaluating people, product, and price to proactively solve problems.

Requirements

  • Two years of experience as a Property Manager.
  • Experience managing luxury Class A apartments.
  • Experience with budgeting, revenue enhancement, and expense control.
  • Experience directly supervising a team.
  • Experience adapting to new technology.

Responsibilities

  • Drive positive budget performance for the asset.

  • Maximize revenue by maintaining budgeted physical occupancy of 95%.
  • Market the community smartly, shopping comps regularly and understanding market demographics.
  • Inspect the property weekly, identifying, tracking, and taking action to correct deficient items.
  • Adhere to the budget, monitoring expenses and noting variances on a monthly basis.
  • Manage an effective resident retention program, with a goal of beating the industry standard for retention.
  • Communicate with the team on a daily basis to collectively execute on leasing, renewal, work order, and turn goals.
  • Attract, train, develop, and retain the best talent in the market for every role at the property.
  • Continually evaluate people, product, and price and take action to solve problems proactively.
