About The Position

Bluecore Residential is seeking an Assistant Maintenance Supervisor for their luxury midrise community. This role is for a fully skilled technician who can complete all service requests, including HVAC, and will act as the right hand to the Maintenance Supervisor. The mission is to achieve Bluecore's standard for completing all service requests, focusing on resident satisfaction and participating in the on-call rotation for emergency service requests. The Assistant Maintenance Supervisor will troubleshoot and repair apartments, including plumbing, electrical, appliances, and general maintenance. They will communicate daily with the Maintenance Supervisor, accurately record service request statuses, and ensure make-ready units are completed within 7 days. This role also involves managing inventory of parts and supplies efficiently, demonstrating urgency and professionalism in all tasks, and taking accountability for the community's appearance and resident satisfaction. The Assistant Maintenance Supervisor will inspect and repair all community areas, ensure health and safety procedures are followed, and implement preventative maintenance. Collaboration with office staff is key for resident satisfaction. Learning to use Yardi for record completion and Sparkle for inspections is required. Requirements

  • Experience as a Maintenance Technician.
  • Experience working at an apartment community.
  • EPA Type II or Universal certification.
  • Reliable transportation to perform all job duties.

Responsibilities

  • Troubleshoot and make necessary repairs to maintain the apartments, including plumbing, electrical, appliances, and general maintenance repairs.
  • Communicate with the Maintenance Supervisor daily and accurately record the status of service requests and make ready units.
  • Achieve Bluecore's standard for completing make ready turns within 7 days.
  • Ensure the inventory of adequate parts and supplies are in stock and organized; use supplies cost efficiently without jeopardizing quality.
  • Demonstrate urgency, professionalism, and thoroughness with every service request and make ready.
  • Bring knowledge in all areas of maintenance while continually learning and growing your skill set.
  • Take accountability for the community's appearance and overall satisfaction of the residents.
  • Inspect and repair all areas of the community; ensure health and safety procedures are adhered to and preventative maintenance is being implemented.
  • Work as a team with the office staff to ensure overall resident satisfaction.
  • Learn how to accurately complete records in Yardi and commit to using Sparkle for as an inspection tool.
  • Embrace Bluecore's culture of empowerment and transparency by engaging in healthy debate with leadership (No Fear of Conflict) and sharing what is not working well (4WHAT) on a weekly basis.
  • Participate in the on-call rotation answering emergency service requests.
