About The Position

The Property Management Specialist is responsible for the day-to-day coordination, condition, readiness, and maintenance support of employee housing and residential properties in Juneau. This position serves as the local point of contact for property needs, works closely with Facilities, conducts regular property inspections, performs basic repairs and preventive maintenance within the position’s skill level, and diagnoses maintenance issues to determine whether they can be resolved directly or require Facilities, a contractor, or another qualified resource.

Requirements

  • One to three years of relevant experience in property management, facilities maintenance, residential maintenance, building operations, hospitality maintenance, or a related field.
  • Hands-on maintenance background with demonstrated ability to perform basic residential repairs and preventive maintenance.
  • Ability to inspect residential properties, diagnose routine maintenance issues, perform basic troubleshooting, and recognize when work requires Facilities or a licensed/qualified contractor.
  • Working knowledge of basic plumbing, electrical, fixtures, appliances, hardware, and general residential property maintenance.
  • Strong communication, customer service, organizational, and problem-solving skills.
  • Ability to maintain accurate records, prioritize work orders, and follow issues through completion.
  • Proficiency with Microsoft Office; experience with maintenance or property-management systems preferred.
  • Valid U.S. driver’s license and ability to meet company driving requirements.
  • Ability to pass required background and drug-testing requirements.

Responsibilities

  • Coordinate room and property assignments and serve as the primary local point of contact for employees in company housing.
  • Manage employee check-in/check-out, room changes, keys/access, and property turnover in coordination with the Property Management Lead and Operations.
  • Ensure properties and rooms are clean, safe, supplied, and ready for occupancy before employee arrival.
  • Maintain accurate occupancy, deposit, rent, damage, inspection, and property records and provide required information for payroll deductions.
  • Communicate housing rules and expectations and resolve routine resident concerns within established authority.
  • Escalate employee-relations matters or significant property concerns to the Property Management Lead and appropriate functional leader.
  • Conduct regular documented inspections of interior and exterior property conditions, including cleanliness, safety, appliances, fixtures, plumbing, basic electrical components, doors/locks, furnishings, and other observable maintenance needs.
  • Perform basic repairs and routine preventive maintenance within the position’s demonstrated skill level, such as minor fixture repairs, hardware replacement, basic plumbing corrections, simple patching, furniture/appliance troubleshooting, and other non-specialized maintenance tasks.
  • Diagnose and troubleshoot reported maintenance issues to identify the likely cause, determine urgency, and establish whether the issue can be resolved directly or requires Facilities or a qualified contractor.
  • Work closely with Facilities to coordinate specialized repairs, preventive maintenance, larger projects, emergency work, and property improvements.
  • Submit and track maintenance requests through completion and follow up to confirm repairs are completed appropriately.
  • Identify safety, habitability, water intrusion, freeze-up, electrical, plumbing, structural, or other conditions requiring immediate escalation.
  • Maintain basic maintenance tools, supplies, replacement hardware, and property inventory necessary to address routine needs efficiently.
  • Coordinate cleaning, furnishings, supplies, utilities, inspections, and repairs during property turnovers.
  • Assist with local landlords, vendors, contractors, and service providers as directed by the Property Management Lead.
  • Support seasonal startup and closeout of employee housing properties.
  • Provide property condition, occupancy, maintenance, and supply information to the Property Management Lead for planning and budgeting.
  • Coordinate with Facilities, Human Resources, Payroll, Operations, and local leadership as needed to support housing operations.
  • Perform other related duties and special projects as assigned.
