About The Position

The Corporate Real Estate Portfolio Manager helps manage DTNA's North American real estate portfolio, including lease transactions, site selection, facility planning, portfolio optimization, and some capital projects. Working closely with business leaders, landlords, brokers, and service providers, this role develops real estate solutions that support operational needs, employee experience, and financial performance. The position plays a key role in driving efficient, strategic, and cost-effective portfolio decisions. Daimler Truck North America (DTNA) is seeking an experienced Corporate Real Estate Portfolio Manager to support the management, optimization, and strategic development of the company's real estate portfolio across North America. This role is responsible for managing corporate real estate transaction activities including lease administration, lease negotiations, renewals, acquisitions, dispositions, facility planning, occupancy strategy, site selection, and portfolio optimization. The position serves as a key liaison between business leaders, landlords, brokers, legal counsel, finance, facility operations, and external service providers to ensure DTNA's real estate portfolio aligns with operational and financial objectives. The successful candidate will combine strong commercial real estate knowledge with the ability to manage capital improvement, renovation, relocation, and facility projects that support business growth and operational requirements.

Requirements

  • Bachelor's degree in Real Estate, Business, Finance, Construction Management, Engineering, Architecture, or a related field.
  • 7+ years of experience in corporate real estate, commercial real estate, portfolio management, lease administration, facility planning, or related disciplines.
  • Experience managing commercial lease negotiations, renewals, amendments, and real estate transactions.
  • Working knowledge of property acquisitions, dispositions, site selection, and due diligence processes.
  • Experience evaluating occupancy costs, lease structures, operating expenses, and business cases.
  • Strong understanding of corporate real estate portfolio management principles and practices.
  • Experience working with brokers, landlords, attorneys, consultants, and external service providers.
  • Ability to manage multiple real estate transactions and initiatives simultaneously.
  • Familiarity with commercial construction, capital projects, and tenant improvement projects.
  • Strong financial analysis, communication, negotiation, and stakeholder management skills.
  • Proficiency in Microsoft Office Suite and real estate management systems.

Nice To Haves

  • Experience managing real estate portfolios supporting manufacturing, logistics, transportation, warehouse, service center, or industrial operations.
  • Corporate real estate owner-side experience within a multi-site organization.

Responsibilities

  • Manage a diverse portfolio of leased and owned office, industrial, service center, warehouse, manufacturing support, and distribution facilities across North America.
  • Lead lease renewals, amendments, expansions, terminations, acquisitions, and disposition activities.
  • Serve as DTNA's primary point of contact for landlords, brokers, and external real estate service providers.
  • Monitor lease obligations, critical dates, rental escalations, operating expense reconciliations, and compliance requirements.
  • Maintain accurate lease, property, and transaction records while supporting portfolio reporting and data management activities.
  • Evaluate portfolio performance, occupancy trends, utilization metrics, and operating costs to identify optimization opportunities.
  • Support development and execution of long-term portfolio strategy, workplace strategy, and footprint planning initiatives.
  • Conduct market assessments and benchmarking activities to support informed real estate decisions.
  • Analyze occupancy costs, lease structures, incentive packages, and financial impacts associated with real estate transactions.
  • Develop business cases and executive recommendations supporting strategic real estate investments and portfolio decisions.
  • Support DTNA internal financial, legal, and program approval processes.
  • Help select sites for new office, warehouse, service, and industrial facilities.
  • Coordinate due diligence activities including environmental assessments, zoning reviews, title reports, surveys, utility evaluations, and entitlement reviews.
  • Partner with legal, finance, procurement, and business stakeholders throughout transaction execution.
  • Manage external brokerage relationships and support lease and purchase negotiations.
  • Evaluate alternative real estate solutions that balance operational needs, employee experience, risk, and financial performance.
  • Support acquisitions, dispositions, consolidations, and facility relocation initiatives.
  • Assist with integration and disposition planning associated with organizational changes and business growth.
  • Partner with business leaders to understand operational requirements and translate them into effective real estate solutions.
  • Build strong relationships with internal stakeholders throughout DTNA's business units.
  • Provide executive-level reporting, portfolio updates, financial analyses, and strategic recommendations.
  • Support annual budgeting, forecasting, and long-range facility planning activities.
  • Identify opportunities to improve utilization, reduce occupancy costs, and increase portfolio efficiency.
  • Lead cross-functional teams supporting workplace, facility, and real estate initiatives.
  • Develop and implement best practices, standards, reporting tools, and process improvements.
  • Manage facility renovations, expansions, relocations, and tenant improvement projects arising from real estate initiatives.
  • Coordinate architects, engineers, contractors, consultants, and vendors during project execution.
  • Develop project scopes, schedules, budgets, and implementation plans.
  • Oversee construction procurement, contract administration, and project controls.
  • Monitor project safety, quality, schedule, and budget performance.
  • Ensure projects comply with applicable codes, corporate standards, and operational requirements.
  • Support occupancy transitions, move management, and project closeout activities.
