About The Position

AAMCI-Management, Inc. is hiring a part-time Property Maintenance Technician in Orange City to help preserve the long-term value and desirability of its community. The role is 20 hours per week, Monday through Friday, from 8 a.m. to 2 p.m., at $22 per hour. The technician helps ensure residents have safe, comfortable apartments in good repair and receive responsive service. The work includes addressing resident concerns and completing handyman repairs, preparing vacant apartments for new residents within five days, keeping accurate maintenance and inventory records, assisting with inspections, and helping maintain community cleanliness and curb appeal. The position participates in an on-call emergency rotation for evenings, weekends, and holidays. Requirements

At least 2 years of maintenance experience.
Experience with janitorial or custodial work and painting.
Basic understanding of plumbing, electrical, carpentry, and general handyman work.
Experience with unit turns and handyman repairs.
Valid driver's license and reliable transportation.
Mechanically inclined, reliable, self-motivated, eager to learn, able to work as part of a property management team, and attentive to safety.

Responsibilities

Address resident concerns promptly and complete appropriate handyman repairs.
Prepare vacant apartments to be move-in ready within five days of vacancy.
Maintain accurate records for preventative maintenance, work orders, inspections, and inventories.
Assist the manager with apartment inspections.
Participate in the on-call emergency rotation for evenings, weekends, and holidays.
Contribute to the cleanliness and curb appeal of the community.
