About The Position

The Onsite Maintenance Lead / Facilities Manager is responsible for the leadership, administration, maintenance, preservation, safety, and appearance of all Association-owned facilities, amenities, equipment, infrastructure, and common areas. Requirements

  • Minimum three years of maintenance experience in HOA, commercial, hospitality, resort, or similar environments.
  • Minimum one year of supervisory experience.
  • Valid driver's license and acceptable driving record.

Nice To Haves

  • Associate degree, technical certification, or trade school training.
  • Certified Pool Operator (CPO), OSHA, or EPA certifications preferred.
  • Experience with reserve studies and capital project management.

Responsibilities

  • Supervise, mentor, train, and develop Maintenance and Grounds personnel.
  • Conduct hiring, onboarding, coaching, performance evaluations, and employee development activities.
  • Coordinate staff schedules, assignments, and emergency coverage.
  • Oversee maintenance and appearance of all Association-owned facilities and amenities.
  • Conduct regular inspections and identify maintenance, repair, replacement, and safety needs.
  • Ensure facilities remain safe, attractive, and operational.
  • Develop and maintain preventative maintenance programs.
  • Maintain maintenance records and service histories.
  • Implement long-term corrective solutions for recurring issues.
  • Manage maintenance work orders through CiraNet or Association software.
  • Ensure timely completion and documentation of work orders.
  • Monitor response times and service quality.
  • Coordinate contractor and vendor activities.
  • Solicit bids and prepare bid comparison analyses.
  • Monitor contractor performance and compliance.
  • Maintain equipment, tools, FF&E, and asset inventories.
  • Maintain warranty records, maintenance histories, and facility documentation.
  • Support reserve studies and capital planning.
  • Assist with annual maintenance budget preparation.
  • Monitor expenditures and inventory costs.
  • Evaluate cost-saving opportunities.
  • Conduct safety inspections and identify hazards.
  • Complete incident reports and support insurance claims.
  • Ensure compliance with safety and regulatory requirements.
  • Respond professionally to maintenance-related concerns.
  • Promote resident satisfaction and community appearance.
  • Serve as a positive representative of the Association.
