Multi-Site Maintenance Technician
About The Position
The Multi-Site Maintenance Technician performs apartment and property maintenance duties as assigned by the maintenance supervisor and/or property manager, while maintaining high standards of customer service, safety, cleanliness, and curb appeal across the assigned property. The role includes repairs and preventative maintenance, work-order follow-through, property inspections, emergency response, and communication with maintenance leadership. The technician also interacts professionally with residents and supports positive relationships with residents, other properties, and associated agencies.
Requirements
- High school diploma or equivalent.
- At least one year of experience in property management or a directly related field.
- General maintenance and general carpentry skills.
- Valid driver’s license, clean driving record, and current auto insurance.
- Ability to read, write, and understand English.
- Ability to use general office equipment, including a telephone, fax machine, printer, copier, and key track system.
- Excellent customer-service and interpersonal skills, with the ability to relate to others.
- Strong organizational and time-management skills.
- Ability to multitask and perform basic mathematical functions.
- Ability to cope with and defuse situations involving angry or difficult people.
- Ability to maintain confidentiality.
- Professional appearance and compliance with the prescribed uniform policy.
- Compliance with all safety requirements.
- Complete and successfully pass Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
Responsibilities
- Perform maintenance and repairs involving electrical systems, plumbing, appliances, flooring, carpentry, HVAC, and grounds, as allowed by state guidelines.
- Perform carpentry repairs, including wallboard, countertops and cabinets, finish carpentry, windows and glass, doors and locks, and ceramic tile.
- Conduct preventative maintenance involving siding, painting, lighting, sprinklers, pools, golf carts, elevators, and other property features.
- Maintain the work-order system and verify orders are completed promptly, to company standards, and to residents’ satisfaction.
- Inspect grounds, buildings, and common-area amenities for safety, cleanliness, and maintenance or repair needs.
- Assist with emergencies, including snow removal and other inclement-weather events, fires, and floods.
- Communicate maintenance issues promptly to maintenance leadership.
- Observe and promote safety and risk management in accordance with applicable local, federal, state, and company requirements.
- Participate in emergency on-call and after-hours maintenance assignments, responding within established timeframes and addressing emergencies appropriately.
- Maintain cleanliness and curb appeal and interact courteously and professionally with current and prospective residents.
- Foster positive, active, and collaborative relationships with residents, other properties, and associated agencies.
- Maintain a professional demeanor and appearance and promote the same across the team.
- Adhere to all components of the company risk management program.
