About The Position

Morgan Properties is hiring a Make-Ready Tech to prepare vacant apartments for market-ready condition by performing a variety of non-technical maintenance and upkeep tasks. The role also supports the maintenance team and assists with property inspections, grounds and common-area upkeep, and pool maintenance. The technician must participate in paid rotating on-call coverage and be available to respond to snow, ice, and other site emergencies. The schedule is Monday through Friday and may change based on business needs. Compensation is $20.00–$24.00 per hour. Additional compensation and incentives include an on-call appreciation payment of $15 per day for holding the on-call phone, property staff shared renewal commissions, Morgan Essentials worth $300 quarterly, and up to a 20% rent discount.

Requirements

Active, valid driver's license and personal vehicle.
Live within a 30-minute commute of the property.
One year of related experience, or equivalent education and experience.
Be available and prepared for emergency events.

Nice To Haves

HVAC, EPA, or CFC certification preferred.

Responsibilities

Prepare vacant apartments for market-ready condition.
Perform caulking, drywall repairs, and touch-up painting.
Test locks and key sets.
Assist with property inspections.
Maintain exterior lighting.
Repair and perform preventative maintenance on ground equipment.
Maintain grounds and common areas, including picking up trash, sweeping sidewalks and driveways, and snow removal.
Assist Maintenance Technicians, the Porter, and the Housekeeper as necessary.
Perform pool maintenance.
Participate in paid rotating on-call coverage and be available for snow, ice, and other site emergencies.
