About The Position

The Maintenance Technician provides support and is accountable for delivering commitments to residents, including quality move-ins, residential satisfaction, expedited service, and personal attention. The role responds to residents’ service needs and helps deliver superior customer service. The technician prepares apartments for move-in, performs scheduled maintenance, maintains property amenities and common areas, and reports maintenance concerns to the Maintenance Supervisor. On-call scheduling may be required for after-hours emergencies. The position also requires adherence to safety procedures, professional appearance standards, and company policies.

Requirements

At least 1 year of related experience.
High school diploma, GED, or education from a trade, technical, or vocational school.
Valid driver’s license.
EPA 608 certification, minimum Type II.
CPO certification or a locally required city certificate.
Knowledge of maintenance functions such as plumbing, HVAC, basic electrical work, general carpentry, painting, and snow removal where applicable.
Ability to read and understand policy manuals, safety rules, and operating and maintenance instructions.
Ability to perform basic arithmetic and prepare and interpret bar graphs.
Ability to write routine reports and correspondence.
Ability to follow written, oral, or diagrammed instructions and handle routine problems involving several known variables.
Knowledge of state, local, and federal fair housing laws.
Ability to comply with safety procedures.
Ability to stand and walk for extended or continuous periods; climb stairs, ladders, or step stools; and exert up to 100 pounds of force to lift, carry, push, pull, or move objects.
Ability to travel up to 10% of the time and work outdoors between properties in varying weather conditions.

Responsibilities

Prepare apartments for move-in, including painting, carpet repairs, cleaning, housekeeping, and general repairs.
Respond to resident requests promptly and professionally.
Perform maintenance work as scheduled by the Maintenance Supervisor.
Maintain grounds, pools and hot tubs, common areas, and dog park amenities so they remain clean, operational, and safe.
Report maintenance concerns in vacant units, models, and common areas to the Maintenance Supervisor.
Respond to after-hours emergencies when required by on-call scheduling.
Attend and participate in required training programs.
Follow safety procedures and safeguard company tools and equipment.
Provide superior customer service and represent the company professionally.
Follow the company’s uniform and professional appearance standards.
Maintain reliable and punctual on-site attendance and report tardiness or attendance issues to the immediate supervisor.
Perform other related duties as required or assigned.
