About The Position

The Maintenance Technician supports the delivery of commitments to residents, including quality move-ins, residential satisfaction, expedited service, and personal attention. The role responds to resident service needs and helps provide superior customer service. It prepares apartments for move-in, performs scheduled maintenance, maintains property amenities, and reports maintenance concerns to the Maintenance Supervisor. The position requires a professional manner, reliable attendance, adherence to safety procedures, and care of company tools and equipment. On-call scheduling may be required for after-hours emergencies.

Requirements

High school diploma, GED, or education from a trade, technical, or vocational school.
At least 1 year of related experience.
Valid driver's license.
EPA 608 certification, minimum Type II.
CPO certification or locally required city certificate.
Ability to read and understand policy manuals, safety rules, and operating and maintenance instructions.
Ability to write routine reports and correspondence.
Ability to perform basic arithmetic and compute rates, ratios, and percentages, and prepare and interpret bar graphs.
Ability to address routine problems involving several known variables and follow written, oral, or diagrammed instructions using common sense.
Ability to follow all safety procedures.
Ability to stand and walk for extended or continuous periods, use stairs, ladders, or step stools, and work outdoors between buildings in varying weather conditions.
Ability to exert up to 100 pounds of force occasionally, frequently, and constantly to lift, carry, push, pull, or move objects.
Ability to travel up to 10% of the time.

Responsibilities

Prepare move-in-ready apartments, including painting, carpet repairs, cleaning, housekeeping, general repairs, and other necessary work.
Respond to resident requests promptly and professionally, providing personal attention and superior customer service.
Perform maintenance work involving plumbing, HVAC, basic electrical work, general carpentry, painting, and snow removal where applicable.
Maintain grounds, pools and hot tubs, common areas, and dog park amenities so they remain clean, operational, and safe.
Participate in on-call scheduling as needed to respond to after-hours emergencies.
Report maintenance concerns in vacant units, models, and common areas to the Maintenance Supervisor.
Perform maintenance as scheduled by the Maintenance Supervisor.
Follow applicable state, local, and federal fair housing laws.
Attend and participate in required training programs.
Perform assigned duties in a timely manner and represent the company professionally.
Follow uniform and professional appearance standards.
Follow safety procedures and safeguard company tools and equipment.
Maintain reliable, punctual on-site attendance and report tardiness or attendance issues to the immediate supervisor.
Perform other related duties as required or assigned.
