About The Position

Seabreeze Management Company is seeking experienced Maintenance Technicians to support communities throughout its Orange County, California portfolio. This posting builds a pipeline of qualified candidates for current and future opportunities; qualified applicants may be considered as positions become available. The Maintenance Technician performs day-to-day maintenance, repairs, inspections, and preventive maintenance for community common areas, facilities, and association properties. The work is performed independently and may involve troubleshooting, repairs, and general upkeep of building systems and infrastructure. Schedules vary based on community needs and position availability, and opportunities may include full-time, temporary, and on-call assignments, with regular business hours and after-hours support as necessary.

Requirements

At least 5 years of directly related or closely related experience.
Knowledge of proper use of equipment, hand tools, and power tools associated with the job duties.
Professional written and verbal communication skills.
Maintain a valid state driver's license and good driving record.
Have reliable transportation.
Ability to speak and write in English.
Follow proper usage and safety guidelines.

Responsibilities

Perform day-to-day maintenance, repairs, inspections, and preventive maintenance for community common areas, facilities, and association properties.
Troubleshoot, repair, and maintain building systems and infrastructure.
Perform rough and finish carpentry at journeyman level.
Repair and install drywall, stucco, fences, concrete, flooring, insulation, acoustical ceilings, masonry, plaster, and tile.
Paint and finish surfaces.
Install, retrofit, and troubleshoot lighting.
Perform electrical repairs and troubleshooting.
Repair plumbing and replace fixtures.
Power wash and weld as needed.
Repair and replace gates, garage doors, locks, hardware, rain gutters, downspouts, and doors.
Adjust and align doors and windows.
Inspect properties to identify needed repairs, replacements, safety concerns, and other needs.
