About The Position

The Maintenance Technician works with the Maintenance Supervisor and Community Manager to perform repairs and preventive maintenance throughout the property. The role maintains residential apartment homes, public spaces, outdoor grounds, and equipment. The technician must accompany the community's pre-designated office hours to help ensure effective operations. Duties may include groundkeeper tasks and on-call emergency response, such as snow removal, at the Community Manager's request.

Requirements

• Ability to work in a constant state of alertness and in a safe manner.
• Ability to frequently stand and walk, and occasionally sit.
• Ability to lift, push, pull, and carry up to 110 pounds.
• Ability to occasionally squat, reach, stoop, climb stairs or ladders, and balance.
• If driving for company business, a valid driver's license and an acceptable motor vehicle record with the company's insurance carrier are required.
• If using vehicles for company business, reliable transportation and proof of personal auto liability insurance are required.

Nice To Haves

• Pool certification preferred.
• HVAC certification preferred.
• Boiler certification preferred if appropriate.

Responsibilities

• Keep the property neat, clean, and well maintained, conducting daily interior and exterior inspections.
• Troubleshoot, diagnose, and correct minor failures in air conditioning and heating units.
• Repair minor electrical and plumbing problems.
• Prepare apartment units to market-ready condition according to company standards; some painting may be required.
• Maintain laundry rooms according to company guidelines.
• When applicable, complete daily pool chemical inspections, maintenance, and cleaning to meet city codes and company standards.
• Help ensure the property meets or exceeds company standards for resident satisfaction.
• Be available for on-call emergencies, such as snow removal, at the Community Manager's request.
• Perform other duties as needed.
