About The Position

Performs technical and mechanical work to ensure the buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and functionality. The position is at Arcadia at Wiregrass Ranch, a 320-unit mid-rise property in development. The schedule is Monday through Friday with a rotating on-call schedule. The role may require travel to other properties or to attend training classes and business meetings. The hourly pay range is $21.00–$23.00. The position may also be eligible for onsite-team bonus programs, subject to applicable terms.

Requirements

EPA Type I and II or Universal certification for refrigerant recycling applies to Certified Service Technicians.
Certifications required by state and local jurisdictions apply to all Service Technicians.
A valid driver’s license is required to operate a golf cart on the property when applicable.
Ability to work a flexible schedule that includes on-call coverage during evenings, weekends, and holidays.
Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Ability to work indoors and outdoors in all weather conditions, including rain, snow, heat, hail, wind, and sleet.
Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and up to 50 pounds with assistance.

Responsibilities

Complete resident-requested work orders and preventative maintenance by diagnosing problems and making repairs in accordance with company policies, procedures, safety standards, and code requirements.
Prepare vacant apartments for leasing and move-in by completing pre-move-out inspections, creating maintenance punch lists, scheduling vendors as needed, obtaining supplies, completing maintenance tasks, and inspecting completed work.
Track maintenance inventory, return unused supplies and equipment to their designated locations, and notify the maintenance supervisor when items need to be reordered.
Complete service-request documentation and other paperwork accurately and on time.
Maintain grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
Support cost-control efforts by repairing parts rather than replacing them when possible, avoiding waste, and using tools and equipment correctly.
Follow safety and risk-management policies, attend routine safety meetings, complete required safety training, and promptly and accurately report accidents and incidents.
Periodically inspect work performed by contractors, vendors, and other service providers to verify that work, materials, and services meet required quality standards, scope, and specifications.
Assist with routine and periodic property inspections to identify safety and risk-management concerns, maintain the property, and communicate its physical needs to management.
