About The Position

The Maintenance Technician performs technical and mechanical work to ensure the buildings, grounds, amenities, and common areas at Greystar’s Mira property meet standards for cleanliness, appearance, safety, and functionality. The role completes resident work orders and preventative maintenance, prepares vacant apartments for leasing and move-ins, tracks maintenance supplies, documents service requests, maintains common areas, and supports cost-control efforts. The position also supports safety compliance, may inspect contractor work, and assists with routine property inspections. The schedule is Monday through Friday, with a rotating on-call schedule; the role requires flexibility to take calls during evenings, weekends, and holidays.

Requirements

EPA Type I and II or Universal certification for refrigerant recycling applies to Certified Service Technicians.
Certifications required by applicable state and local jurisdictions apply to all Service Technicians.
A valid driver’s license is required to operate a golf cart on the property when applicable.
Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Ability to work indoors and outdoors in all weather conditions.
Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance.
Ability to work a flexible schedule, including on-call coverage during evenings, weekends, and holidays.

Responsibilities

Complete resident-requested work orders and preventative maintenance by diagnosing problems and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
Prepare vacant apartments for leasing and move-ins by completing pre-move-out inspections, creating maintenance punch lists, arranging vendors and contractors as needed, obtaining supplies, completing maintenance tasks, and inspecting completed work.
Track maintenance inventory, return unused materials and equipment to their designated locations, and notify the maintenance supervisor when items need to be reordered.
Complete service-request documentation and other paperwork accurately, completely, and on time.
Maintain grounds, common areas, and amenities by removing trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
Support cost-control programs by repairing parts rather than replacing them when possible, avoiding waste, and using tools and equipment properly.
Follow safety and risk-management policies, participate in routine safety meetings, complete required OSHA and other safety training, and report accidents and incidents promptly and accurately.
Periodically inspect work performed by contractors, vendors, and other service providers to verify quality, scope, materials, and specifications.
Assist with routine and periodic property inspections, identify safety and repair concerns, and communicate the property’s physical needs to management.
Travel occasionally or regularly as needed to assist other properties, attend training, business meetings, or fulfill job responsibilities.
