About The Position

Christian Health is hiring a full-time Maintenance Technician II to support daily building operations at Summer Hill in Wayne, New Jersey, a community of apartments for adults aged 55 and older. The position maintains the safety, functionality, and upkeep of physical plant systems, manages repairs, and carries out capital projects. The role requires maintaining building mechanical and fire systems and ensuring compliance with NFPA, OSHA, NJHFMA, DCA, and Fair Housing standards, as well as CH ASPIRE Standards of Performance. The technician performs repairs and preventive maintenance across plumbing, electrical, HVAC, carpentry, refrigeration, boilers, pumps, and other physical plant systems. The role includes apartment turnovers, inspections, project planning, materials estimation and ordering, inventory management, and work-order processing in Yardi. The technician supports regulatory and accreditation inspections, reports safety deficiencies to the Superintendent, performs snow removal and cleaning tasks, and responds to after-hours emergencies. The schedule is 9 a.m.–5 p.m., Monday through Friday, and every other weekend. Compensation is $24.30 per hour, with a $2.00 weekend differential; an apartment is included as part of the compensation package.

Requirements

High school diploma or equivalent preferred.
Valid driver's license.
Five or more years of experience in a building maintenance role as a Maintenance Technician.
General knowledge of plumbing, electrical repairs, HVAC systems, and carpentry.
Understands and practices wiring methods in accordance with NFPA 70.
Familiarity with NFPA Article 700 Emergency Systems and OSHA regulations.
Ability to use power, pneumatic, and manual hand tools related to physical plant maintenance.
Complete knowledge of electrical and refrigeration test equipment.
Ability to safely drive pickups, golf carts, tractors, mowers, and other motor-driven vehicles.
Proficiency with Microsoft 365 applications, including Outlook and Teams, for communication, documentation, scheduling, and collaboration.
Good computer skills and ability to use Yardi and email platforms; communicates clearly and professionally in writing and demonstrates strong reading comprehension.
Demonstrates compliance with CH ASPIRE Standards of Performance.
Applies proper equipment grounding.

Responsibilities

Troubleshoot and repair plumbing fixtures and leaks.
Troubleshoot and repair electrical issues, including fixtures and outlets.
Perform minor carpentry repairs, such as fixing doors and windows.
Perform interior and exterior painting, including surface preparation and safe, quality finishing.
Oversee and participate in apartment turnovers, coordinating with occupancy staff and vendors to complete cleaning, painting, repairs, and inspections within three days.
Troubleshoot and maintain HVAC equipment.
Maintain the emergency power system.
Coordinate equipment repairs and recommend equipment replacement, additions, or physical plant improvements as needed.
Repair systems across trade disciplines, including boilers and pumps.
Operate and maintain physical plant equipment, including boilers.
Perform assigned preventive maintenance tasks and administer the preventive maintenance program to support uninterrupted physical plant operations.
Monitor preventive maintenance applications and document their effectiveness.
Conduct rounds to identify safety and mechanical concerns.
Conduct electrical and refrigeration system checks.
Prepare and organize documentation for regulatory inspections and participate in inspection and accreditation survey processes.
Plan and lay out projects as requested; estimate and order materials accurately.
Help develop and apply Maintenance Department quality and productivity standards.
Maintain an inventory of repair and replacement parts.
Create and close work orders in Yardi.
Report safety deficiencies to the Superintendent.
Keep current with federal and state regulations and professional standards, and recommend changes to services, programming, policies, and procedures as appropriate.
Perform snow removal operations.
Remain available for after-hours emergency calls and respond promptly to urgent facility issues.
Maintain professional, respectful, and equitable relationships with residents; follow Fair Housing laws and do not perform personal favors or work outside the official work-order system.
Move furniture and related equipment.
Vacuum carpets and entrance mats; sweep and damp-mop hard floors; dust furniture, tables, and windowsills; clean glass fingerprints; empty trash and replace liners; straighten furniture; and spot-clean walls and doors.
Remove trash and debris; clean and disinfect toilets, sinks, and faucets; clean mirrors and countertops; replenish soap and paper products; and empty sanitary waste containers.
Mop floors, promptly address wet spots, check for leaks, clogs, and odors, and clean stairwells, handrails, and stairwell doors.
Perform other related duties as required.
