About The Position

At Vivie, the Maintenance Technician II helps maintain buildings, grounds, and essential systems to create a secure, functional, clean, and welcoming environment for residents and staff. The role includes troubleshooting and maintaining HVAC and mechanical systems, plumbing and water systems, life-safety equipment, and campus grounds. The position is hourly and non-exempt, with a full-time schedule of 80 hours per pay period, typically 8:00 a.m. to 4:30 p.m. The technician participates in rotating on-call coverage every other week and weekend, with daily standby pay and a two-hour minimum pay for calls that require an on-site visit. The role has no supervisory responsibilities and does not require travel. A $1,000 sign-on bonus is offered. The stated pay range is $21–$28, based on experience, qualifications, and location.

Requirements

Minnesota Boiler Operator’s License.
Strong mechanical knowledge of building systems, including HVAC, plumbing, electrical, and general maintenance.
Ability to troubleshoot, repair, and maintain facility equipment efficiently.
Valid driver’s license with a clean record.
Ability to participate in rotating on-call coverage.
Physical capability to perform essential job functions.
Ability to pass a state-mandated background check.
Ability to read, write, and speak English for effective communication with residents, staff, and families.

Responsibilities

Perform general building maintenance and repairs, floor care, landscaping, snow removal, and remodeling.
Inspect, maintain, and repair HVAC and refrigeration systems to support safety and comfort.
Inspect and repair hot water heaters, water softeners, plumbing equipment, and pool systems; monitor pool chemistry when scheduled.
Maintain and troubleshoot fire safety systems, generators, sprinkler systems, and alarm panels in accordance with Life Safety Code procedures.
Perform other duties as assigned.
