About The Position

As a Maintenance Technician II at Liv Ahwatukee, you will help create exceptional living experiences for residents while maintaining the community. This hands-on role includes completing service requests, preparing apartments for new residents, conducting preventative maintenance, and assisting with work across building systems and community amenities. The technician is expected to deliver quality workmanship, provide outstanding resident service, work effectively with residents and teammates, and support Liv Communities’ Why, Promise, and Values through daily decisions and relationships.

Requirements

• Previous apartment maintenance, facilities, construction, or related maintenance experience.
• Working knowledge of HVAC, plumbing, electrical, appliance repair, or building systems.
• Ability to troubleshoot and find solutions.
• Commitment to high-quality work.
• Ability to work in a team environment and independently.
• Understanding that resident service is as important as technical expertise.
• Comfort working outdoors and in varying weather conditions when needed.

Responsibilities

• Complete service requests with urgency, professionalism, and attention to detail.
• Perform apartment turns and prepare homes for new residents.
• Conduct preventative maintenance on building systems and equipment.
• Assist with HVAC, plumbing, electrical, irrigation, pool, and general maintenance projects.
• Inspect amenities, common areas, and community grounds to ensure exceptional curb appeal.
• Partner with vendors, contractors, and team members to complete projects effectively.
• Follow safety standards and contribute to a culture of accountability and excellence.
• Deliver outstanding customer service while building positive resident relationships.
• Support Liv Communities’ Why, Promise, and Values, incorporating the Liv It! concept and core values into strategy, daily decision making, and relationships.
