About The Position

The Maintenance Technician II works independently across multiple trades to complete service requests, preventative maintenance, and make-ready turns while helping maintain high operational standards across the property. The role involves diagnosing and repairing intermediate HVAC, plumbing, electrical, and appliance issues; conducting building inspections; participating in move-in and move-out inspections; maintaining inventory and shop organization; and responding to on-call and emergency service requests. The technician is expected to communicate professionally with residents and team members, take ownership of assigned work, and support Technician I team members when needed.

The schedule is Monday through Friday, 9:00 a.m. to 6:00 p.m., with availability for nights, weekends, and holidays as needed. The position requires indoor and outdoor work in varying weather conditions, regular physical activity, and use of a personal computer and mobile devices. Compensation is $25 to $26 per hour, based on experience.

Requirements

• At least 2 years of maintenance experience; multifamily experience is preferred.
• Intermediate-level skills across multiple trades, including electrical, plumbing, and HVAC.
• Working knowledge of appliances.
• High school diploma or GED.
• Ability to diagnose routine HVAC, plumbing, and electrical issues.
• Ability to complete full make-ready turns independently.
• Safe use of meters and diagnostic tools.
• Proficiency with work-order systems and basic computer and mobile technology.
• Availability for nights, weekends, and holidays as needed.
• Ability to lift 50 pounds independently.
• Ability to respond promptly to visual and auditory alarms.
• Ability to work indoors and outdoors in varying weather conditions.
• Ability to use a personal computer for administrative tasks and mobile devices in the field.

Nice To Haves

• Multifamily maintenance experience.
• Universal EPA Certification.
• Certified Pool Operator (CPO) Certification, where applicable.

Responsibilities

• Independently complete service requests and make-ready turns.
• Diagnose and repair intermediate HVAC, plumbing, electrical, and appliance issues.
• Conduct preventative maintenance and building inspections.
• Participate in move-in and move-out inspections.
• Maintain inventory and shop organization.
• Respond to on-call and emergency service requests.
• Operate tools and diagnostic equipment safely and follow chemical safety procedures.
• Maintain a personal tool inventory.
• Complete required safety and compliance training.
• Communicate professionally with residents and team members.
• Take ownership of assigned work and support Technician I team members when needed.
• Participate in team functions and regional or company activities.
