Maintenance Supervisor - Raleigh Millbank Apts.
About The Position
Monroe Group is hiring a Maintenance Supervisor to oversee day-to-day maintenance operations at its Raleigh, North Carolina property. The supervisor ensures the property is maintained and leads and motivates the maintenance team toward positive performance and success. The role includes troubleshooting and repairing issues across building systems and units, managing maintenance inventory within budget, conducting and documenting inspections, coordinating vendors, and ensuring residents receive safe, decent, and sanitary housing. The position requires a Monday-Friday schedule and availability for after-hours calls, including evenings, weekends, and holidays, as needed.
Requirements
- High school diploma or equivalent.
- At least three years of experience as a Lead Maintenance Tech.
- Working knowledge of Onsite or Yardi software.
- English proficiency in reading, speaking, and writing.
- Ability to pass a full background check.
- Reliable transportation.
- Valid driver's license and vehicle required.
- Availability for after-hours calls, including evenings, weekends, and holidays, as needed.
Nice To Haves
- College degree preferred.
- For affordable housing properties: apartment maintenance experience, participation in UPCS/REAC inspections, and experience with resident-occupied project renovations.
Responsibilities
- Direct and supervise the maintenance team, including performance, duties, and scheduling.
- Provide excellent customer service when working with residents.
- Troubleshoot, diagnose, and repair HVAC, electrical, plumbing, appliance, carpentry, sheetrock, and other issues.
- Monitor and replenish maintenance inventory according to property needs and within budget.
- Conduct property and unit inspections as needed and document updates and areas for improvement.
- Coordinate with vendors for outsourced property work.
- Ensure maintenance teams provide residents with safe, decent, and sanitary housing.
