About The Position

Blanton Turner is seeking a Maintenance Supervisor for Cedar Hills Apartments. This role involves leading a maintenance team, performing hands-on repairs, and maintaining a high level of customer service. The Maintenance Supervisor will report to the Property Manager and is expected to be a subject matter expert in all maintenance tasks. Requirements

  • Comfortable standing for two hours at a time while work is performed.
  • On call rotation is required.
  • Able to stand on varying surfaces such as carpeting, linoleum, tile, concrete, gravel, dirt, and grass for multiple hours throughout the day.
  • Standing is intermittent with walking.
  • Lifting/Carry 10 to 50 pounds - when lifting various supplies or equipment.
  • Assistance is available in moving furniture that weighs over 50 pounds.
  • Push & Pull Occasional pushing and pulling when moving furniture. Carts may be available for moving heavier equipment.
  • Able to climb stairs and occasionally climb ladders when cleaning gutters, painting or performing other job duties.
  • Bend/Stoop: Frequent bending occurs when repairing pipes under sinks, installing wall outlets, painting, etc.
  • Crouch: Occasional crouching occurs when repairing pipes under sinks, installing wall outlets, painting, etc.
  • Twist: Occasional twisting may occur when performing carpentry work.
  • Kneel: Occasional kneeling occurs when repairing pipes under sinks, installing wall outlets, painting, etc.
  • Crawl: Rare crawling will occur to use crawl space to check facility pipes, and wiring.
  • May be some whole-body vibration when operating heavy equipment.
  • May be subject to changes in temperature when outdoors and when going from indoors to outdoors.
  • Exposure to paint, paint thinner, wallpaper glue as related to commercial and residential property management.

Responsibilities

  • Further the brand of Blanton Turner through excellent maintenance of the property.
  • Show accountability for all work and actions by setting a strong example and work ethic.
  • Work hands on and lead the unit punch list upon TCO (If necessary).
  • Effectively lead and manage the maintenance and custodial staff as applicable – including, but not limited to, hiring, training, scheduling, conducting employee reviews, disciplining, and being involved in termination.
  • Develop, implement and manage maintenance budget.
  • Establish and maintain effective working relationships with vendors and service contractors – schedule and coordinate vendor and contractor activities.
  • Ensure maintenance team adheres to all checklists and provides them to management upon completion of tasks.
  • Perform maintenance and repairs of physical property, including but not limited to: minor plumbing repair, general carpentry, landscaping, painting drywall and janitorial tasks.
  • Set quality standards and ensure quality control.
  • Maintain professionalism and communicate effectively with all key stakeholders including, but not limited to, residents, tenants, the Property Manager, Portfolio Manager, office staff, and vendors.
  • Interact with residents and tenants with the highest level of customer service and positive, will-do attitude.
  • Provide general maintenance & repair, daily upkeep of the property, and unit turns in a timely and efficient manner.
  • Complete all work in a timely and professional manner and in full completion.
  • Must work safely at all times.
  • Be available on-call for after-hours emergencies.
  • Adhere and/or create a maintenance schedule for critical maintenance needs such as gutter cleaning, HVAC system maintenance, fitness center equipment maintenance, hot water/boiler maintenance, fire inspections, common area/exterior light inspections and tree care maintenance.
  • Effectively lead and manage property staff – including, but not limited to, recruiting, hiring, training, scheduling, conducting employee reviews, disciplining, and being involved in termination.
  • Lead by example all Blanton Turner philosophies and values.
  • Effectively self-manage and independent communication among management and hourly staff.
  • Ensure that all delegated tasks are completed if assigned by management and leadership team.
  • Communicate effectively and efficiently with all members of maintenance and all members of leadership.
  • Maintain effective and productive management of maintenance and custodial staff as applicable, through hands-on leadership and delegation of assignments in addition to oversight of overall performance of the maintenance at the property.
  • Works well with a wide diversity of people, honestly, ethically with integrity and a sense of humor.
  • Communicate with all employees and associates in a professional manner.
  • Organize and delegate daily work.
  • Provide encouragement to team members, including communicating team goals and identifying areas for new training or skill checks.
  • Identify areas to help team members gain new skills and prepare them to grow and advance with the company.
  • Oversee day to day maintenance task and support as needed.
