Maintenance Supervisor I

Horning Management Corporation•Washington, DC

About The Position

The Maintenance Supervisor I provides day-to-day technical leadership for property maintenance and works in partnership with the Property Manager, who is the manager of record for on-site staff. This is a hands-on working supervisor role: the supervisor directs and supports the maintenance team while personally completing service requests, unit turns, preventive maintenance, and emergency repairs as needed. The role also partners with the Regional Maintenance Manager on capital and preventive maintenance planning. The position shares accountability with the Property Manager for resident service quality, the physical condition of the property, vendor coordination, inspection readiness, and the technical development of maintenance staff. The role is successful when residents receive responsive, professional service; preventive maintenance and inspections are completed on schedule; vacant units meet company standards; and the maintenance team is engaged, accountable, and developing. The supervisor provides day-to-day technical direction, schedules and assigns work, coaches staff, and participates in hiring, onboarding, training, performance reviews, and corrective action. The role oversees vacant-unit make-ready work, property and unit inspections, remediation, vendor work, and maintenance spending recommendations. It supports applicable housing-program compliance and ensures adherence to safety, fair housing, environmental, and building-code requirements. The position participates in an on-call rotation and serves as the technical escalation point for after-hours emergencies. The supervisor has authority to direct daily maintenance work and authorize emergency repairs up to a threshold defined by company policy. The Property Manager approves PTO, schedule changes, and time records and owns final personnel decisions and the property budget, in partnership with the Regional Maintenance Manager where applicable. The role typically provides operational supervision to one or two maintenance staff at this property size.
