The Maintenance Superintendent is responsible for ongoing maintenance of assigned buildings, equipment, and grounds, and for protecting the physical safety of the building and the people in it. The foremost priority is completing apartment turnovers safely and efficiently to maximize occupancy. Duties vary by property and season. The role also participates in a rotating weekend on-call schedule arranged in advance by the Community Manager. During an on-call shift, the employee is on duty from Friday at 4:00 p.m. through Monday at 7:00 a.m., subject to property-specific adjustments, and must remain within 30 minutes of the property when not onsite. The Maintenance Superintendent performs regular maintenance, repairs, cleaning, inspections, and building improvements; responds promptly to emergencies; and documents work using the organization’s property management technologies and systems. The organization may provide additional training on those systems. The employee works with the Community Manager to prioritize projects, manage deadlines, coordinate vendors, and control maintenance expenses. Depending on the employee’s skills, duties may include electrical, plumbing, carpentry, painting, equipment and building repair, grounds care, sidewalk and driveway maintenance, and snow removal. Safety is a priority, and employees should not perform work beyond their skills, experience, or available equipment. The position requires professional relationships with residents, families, vendors, community groups, staff, applicants, and visitors. It also requires maintaining supplies for turnovers, planning purchases to limit unnecessary off-premises travel, and completing written and electronic documentation of maintenance and safety tasks. Medical emergencies should be handled by calling 911; employees should never touch or move a resident or other person.
