Loan Processor

Opendoor Home Loans LLC•Miami, FL
•Onsite

About The Position

Opendoor Home Loans (ODHL) is rebuilding the mortgage experience through a technology-forward origination platform designed to make home financing simpler and more certain. The Loan Processor owns a pipeline of conventional loans, with FHA and VA loans coming online, from application through clear-to-close. The work takes place in a fast-paced environment where purchase-driven closing dates are critical and files must be clean, complete, and well documented to move efficiently through underwriting. The processor reviews and interprets borrower documents, calculates qualifying income, identifies potential underwriting issues, communicates file details and conditions to underwriters, and coordinates with loan officers and closing and title/settlement teams. The role uses ODHL's AI-assisted workflow and automated tools for document intake, income and asset calculations, and condition tracking, with manual review and judgment where needed. The processor is also expected to identify process and tooling improvements. The role has potential to grow into more senior processing, quality control, or team-lead responsibilities as ODHL expands.

Requirements

  • Mortgage loan processing experience at a non-bank lender, independent mortgage company, or high-volume production shop.
  • Ability to read and interpret income documentation, including tax returns, and calculate qualifying income.
  • Working knowledge of conventional Fannie Mae and Freddie Mac guidelines.
  • Clear written and verbal communication, particularly with underwriters.
  • Comfort working in a fast-changing, technology- and AI-assisted origination platform rather than a static legacy loan origination system.
  • Clean employment and credit history sufficient to satisfy character and fitness standards.
  • High school diploma or equivalent.

Nice To Haves

  • Exposure to FHA and/or VA loan processing.
  • College degree.
  • Active NMLS registration.
  • Experience processing loans tied to real estate purchase contracts with hard deadlines, rather than refinance-only production.
  • Experience reviewing self-employed or complex income files.
  • Prior experience at a technology-forward mortgage company, fintech lender, or proptech company.
  • Familiarity with the home-buying transaction from the consumer or agent side.

Responsibilities

  • Manage a pipeline of conventional loans, with FHA and VA loans coming online, from initial submission through conditional and final approval, keeping files on track for purchase-driven closing dates.

  • Review income, assets, credit, and title documentation and identify potential underwriting issues before files reach underwriting.
  • Review borrower-submitted documents to determine what they support and whether they substantiate the information claimed.
  • Present file details clearly to underwriters and work conditions through to resolution while minimizing delays and clarification requests.
  • Contact employers, insurance agents, servicers, and homeowners association management companies directly to obtain needed verification, insurance, payoff, or HOA documentation.
  • Coordinate with loan officers on borrower expectations and with processing, closing, and title or settlement teams to ensure work is not missed between roles.
  • Use ODHL's automated document intake, income and asset calculation, and condition-tracking tools, applying manual review and judgment when needed.
  • Identify workflow, checklist, or tooling issues that cause delays or rework and suggest improvements.

Benefits

  • Competitive salary and equity.
  • Comprehensive health, dental, and vision benefits.
  • Flexible PTO and parental leave.
