About The Position

Pillar Properties is hiring a Leasing Specialist at The Maverick. The role focuses on helping prospective residents find a home by building relationships, providing a high level of customer service, and supporting the leasing process. The Leasing Specialist generates and handles prospective resident traffic, qualifies applicants, prepares lease documentation, completes move-in procedures, and works with current residents to support occupancy and retention. The position also includes administrative, property presentation, market research, and resident service responsibilities.

Requirements

High school diploma or GED.
Prior experience in leasing or a sales-oriented environment, or an equivalent combination of education and related work experience.
Basic knowledge of Microsoft Office 365.
Ability to use social media applications.
Effective verbal and written communication with residents, employees, and vendors.
Knowledge of sales techniques and current real estate market conditions.
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, and percentages.
Strong time-management and organizational skills.
Exceptional customer-service skills, including active listening, understanding needs, reading between the lines, and asking appropriate questions.
Ability to work a flexible schedule and maintain regular, timely attendance.
High-energy, motivated, and driven approach.
Comfort working in an entrepreneurial culture that emphasizes performance.

Responsibilities

Generate and handle leasing traffic, qualify prospects, prepare lease documentation, and complete move-in paperwork and procedures.
Interact with prospective and current residents to help achieve maximum occupancy.
Interview prospective tenants and record information to identify their needs and qualifications.
Show model homes and apartments and explain layouts, amenities, nearby shopping and services, and lease terms.
Maintain knowledge of application requirements, screening processes, and rental policies.
Provide customer service to residents and team members; handle resident requests and complaints courteously and efficiently.
Ensure model apartments are ready to show, maintain work areas and the office, and monitor the property's curb appeal.
Periodically inspect premises and arrange necessary maintenance.
Report unusual or extraordinary circumstances involving the property or residents.
Shop competitor properties and collect weekly market survey data.
Collect rental deposits and process administrative forms, reports, and related information.
Maintain resident and property files.
Participate in the lease renewal and transfer process.
Develop and maintain a resident retention program under the Property Manager's direction.
Maintain contact with apartment locator services and local businesses and provide them with information material.
Stay current with property-management technologies, systems, and procedures and perform related duties efficiently.
