About The Position

The Leasing Specialist manages the re-qualification of existing residents for continued occupancy and assists in qualifying prospective residents. The work varies day to day and may include conducting interviews, processing paperwork, and interacting with vendors and agencies. The role includes leasing activities such as touring with prospects, taking rental applications, screening applicants, verifying income and assets for eligibility, and providing lease orientation. The Leasing Specialist also supports compliance and reporting requirements for LIHTC properties and coordinates with Public Housing Authorities on Section 8 renewals and related matters.

Requirements

• Ability to multitask within specific time constraints.
• Organization and strong attention to detail.
• Ability to read, write, and communicate verbally in English.
• Computer proficiency, including required knowledge of Yardi property management software.
• Proficiency in Microsoft Office.
• Full understanding of LIHTC program requirements.
• Ability to work independently on assignments.

Responsibilities

• Manage the re-qualification of existing residents for continued occupancy.
• Assist with qualifying prospective residents.
• Conduct interviews, process paperwork, and interact with vendors and agencies.
• Prepare and send timely letters notifying tenants of upcoming recertifications.
• Prepare third-party verification forms.
• Tour prospective residents, intake rental applications, screen applicants, verify income and assets for eligibility, and provide lease orientation.
• Assist with agency- or state-specific monthly reporting requirements.
• Assist with annual owner certification preparation.
• Coordinate with Public Housing Authorities on Section 8 renewals, rent portion adjustments, and HQS inspections.
