About The Position

This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident-retention goals. The role handles leasing activities for prospective residents, supports resident satisfaction throughout the lease term, and secures lease renewals. The property is a stabilized community with 460 units in Vista, California. The schedule is Wednesday through Sunday, 9 a.m. to 6 p.m., and may change based on business needs. The position also requires a flexible schedule that may include evening, weekend, and holiday on-call duties, and may involve travel to other properties or for training and business meetings. The pay range is $20–$22 per hour. Additional compensation may include bonus programs, and the role may be eligible for onsite housing discounts, subject to availability and applicable terms. Benefits are described for full-time employees.

Requirements

One to two years of leasing experience.
Required licenses or certifications applicable to the relevant state and local jurisdictions.
Valid driver’s license to operate a golf cart on the property.
Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Ability to work indoors and outdoors in all weather conditions.
Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and up to 50 pounds with assistance.
Ability to work a flexible schedule, including on-call duties during evenings, weekends, and holidays.

Responsibilities

Perform sales and leasing activities to meet community revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, processing applications and screenings, preparing lease and move-in documents, and facilitating move-ins and lease signings.
Inspect apartments before move-in, ensure they are ready, and coordinate outstanding work with the maintenance team.
Monitor market and competitor conditions, develop and implement marketing plans, and follow community policies for concessions and occupancy programs.
Create and carry out marketing activities to drive community traffic, including resident referral and employer outreach programs and online marketing.
Use property management software to track availability and leasing activity and manage resident and prospect information.
Maintain show-quality standards in the community, leasing areas, model units, and amenities; communicate upkeep needs to maintenance and prepare the leasing office for daily activity.
Follow up with prospects and new residents through calls, emails, notes, or other contacts to support leasing decisions and satisfaction.
Support lease renewals by preparing renewal materials, contacting residents before move-out dates, and ensuring documents are completed on time.
Respond courteously and promptly to resident and client or owner questions and concerns, resolve issues, and document or refer requests as appropriate.
