About The Position

This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident-retention goals. The role handles leasing activities for prospective residents, supports resident satisfaction throughout the lease term, and secures lease renewals. The position is at a stabilized property with 460 units in Vista, California. The schedule is Wednesday through Sunday, 9 a.m. to 6 p.m., and may change based on business needs. The role may also require a flexible schedule, including being on call during evenings, weekends, and holidays.

Requirements

1–2 years of leasing experience.
Valid driver’s license to operate a golf cart on the property.
Ability to obtain and maintain licenses and certifications required by state and local jurisdictions.
Ability to stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Ability to work indoors and outdoors in all weather conditions.
Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and up to 50 pounds with assistance.
Ability to work a flexible schedule, including on-call coverage during evenings, weekends, and holidays.

Responsibilities

Conduct sales and leasing activities to achieve revenue and occupancy goals, including qualifying prospects, touring the community and apartments, processing applications, completing credit screening and background checks, preparing lease and move-in documents, and facilitating move-ins and lease signings.
Inspect apartments before move-in, ensure they are ready for residents, and coordinate outstanding work with the maintenance team.
Monitor market and competitor conditions; develop and implement marketing plans and occupancy goals; and follow community policies for concessions, specials, and other programs.
Plan and carry out marketing activities to attract prospects, including resident referral and employer outreach programs, internet marketing, and community-specific campaigns.
Use on-site property management software to track apartment availability, record leasing activity, manage prospect and resident data, and capture demographic information.
Maintain community and model-apartment presentation standards by inspecting leasing areas, coordinating upkeep with maintenance, merchandising show units and amenities, and preparing the leasing office for daily activities.
Follow up with prospects and new residents to support leasing and renewals through email, notes, cards, calls, or other contacts.
Support the lease renewal program by preparing renewal documents, contacting residents before move-out dates, and ensuring documents are signed and implemented on time.
Respond courteously and promptly to resident and client/owner questions and concerns, resolve issues, and communicate requests to the appropriate people.
Travel as needed to assist other properties, attend training, or participate in business meetings.
