About The Position

The Leasing Manager leads leasing efforts and administrative functions to help the property operate at its highest potential. The role mentors and motivates the leasing team, fosters collaboration, and supports an exceptional experience for current and prospective residents. This is a full-time, non-exempt position reporting to the Property Manager. The position is based at The Reef, an off-campus student housing community near FGCU in Fort Myers, Florida.

Requirements

• High school diploma or equivalent.
• Willingness to obtain licenses and/or certifications required by applicable state or local jurisdictions, including but not limited to PA, IL, NJ, and IA.
• Proven leasing and sales experience.
• Ability to participate in emergency duties as needed.

Nice To Haves

• Bachelor’s degree.
• Experience in multifamily or student housing.
• Familiarity with property management software such as Entrata, OneSite, or RealPage.
• Intermediate proficiency in Microsoft Excel, including formulas, sorting, and filtering.

Responsibilities

• Participate in and drive all aspects of the leasing process, ensuring accuracy, timeliness, and effectiveness.
• Enter and manage leads in Entrata and follow up with prospects promptly.
• Welcome and engage prospects and provide tours highlighting the property's features.
• Close leasing sales by addressing objections, highlighting benefits, and guiding prospects through decisions.
• Guide prospects through applications and leases, ensuring proper execution and compliance with screening procedures.
• Monitor and participate in resident renewal efforts.
• Maintain the clubhouse, model units, and tour routes to high standards of cleanliness and appeal.
• Achieve individual and team leasing goals, identifying opportunities and addressing challenges with the Property Manager.
• Monitor market trends and competitors by shopping competing properties and recording market offerings.
• Develop a detailed understanding of the property's selling points, common objections, leasing trends, traffic patterns, and unit availability.
• Mentor and support the leasing team by setting expectations, providing guidance, and supplying resources.
• Address escalated resident concerns professionally and with care.
• Coordinate and participate in marketing initiatives and resident events to attract prospects and retain residents.
• Assist with preparing weekly and monthly reports.
• Perform other duties as assigned.
