About The Position

The Leasing Associate is responsible for leasing and marketing the property while maintaining positive resident relations. The role involves handling lease signings, supporting prospective residents through the application and move-in process, and acting as a landlord representative for property owners. The position is based on site, primarily in an office setting, with occasional outdoor work. A flexible schedule is required, including weekdays, nights, and weekends as needed to meet business needs.

Responsibilities

• Respond to telephone and internet inquiries from residents and prospects and schedule virtual, self-guided, and in-person tours.
• Greet and qualify prospects professionally using guest cards in the Lead Management Software.
• Assist prospects with applications and deposits while following company procedures and Fair Housing requirements.
• Maintain an updated availability report; process applications, including credit checks and rental-history verification; submit applications for Community Manager approval; and follow up with applicants about their status.
• Show apartments, close leases, prepare apartments for move-ins, obtain new residents’ signatures on paperwork, and provide community orientation.
• Help maintain an active and effective social media presence for the property.
• Promote resident satisfaction and retention by responding promptly to complaints, questions, and requests and taking appropriate action to resolve service issues.
• Complete sales activities, including making appointments, generating leads, conducting tours, maintaining show rooms, and following up as needed.
• Use marketing strategies within the limits of the Marketing Budget and Marketing Plan, including competitive rental rates, referrals, promotions, locators, and outreach.
• Project a favorable image of the community to support property objectives and public recognition.
• Support resident retention by planning resident functions and attending after-hours functions as a host when needed.
• Complete paperwork for leases, move-ins, check-outs, and other peak periods in a timely manner.
• Attend weekly and daily goal-setting meetings as appropriate.
• Collaborate with the property maintenance team to ensure resident service requests are handled promptly and completed according to company standards.
