About The Position

The Leasing Associate is responsible for marketing, leasing, and maintaining positive resident relations. The role professionally supports high occupancy and resident retention goals by building positive relationships with prospective and current residents, clients, and vendors. The position reports to the Community Manager, Assistant Community Manager, and/or Regional Property Supervisor and does not supervise other employees.

Requirements

High school diploma or equivalent.
One year of experience in apartment leasing and/or sales.
Apartment leasing experience or experience in a customer-service-related industry, such as retail sales or hospitality.
Ability to read, write, and communicate effectively to understand and complete documents and lease agreements and communicate with residents.
Ability to apply sales skills, including generating leads, conducting presentations, qualifying prospects, and closing.
High-school-level mathematical skills to calculate prorated rent, deposits, and related amounts.
Proficiency with property management software, including ResMan, and Microsoft Office.
Basic knowledge of Fair Housing Laws.

Responsibilities

Perform sales and leasing activities, including greeting and qualifying prospects and touring the property and amenities.
Ensure the property and show units meet company standards for marketing and leasing tours, and communicate upkeep needs to the Property Manager and Maintenance Team.
Record telephone and in-person traffic according to company policy.
Ensure applications are completed according to company policy.
Ensure leases are completed according to company policy.
Ensure the move-in process is completed according to company policy.
Ensure the renewal process is completed according to company policy.
Ensure the move-out process is completed according to company policy.
Use on-site property software to track apartment availability.
Monitor market trends and competitor conditions that may affect occupancy, and prepare market surveys.
Design marketing plans and activities to drive traffic to the property.
Conduct outreach marketing and record marketing efforts.
Use the internet for marketing, including Craig’s List, Google, and other search engines.
Distribute newsletters, flyers, and resident notices.
