About The Position

The Leasing Associate is responsible for leasing, marketing, and maintaining positive resident relations. The role handles lease signings and acts as a landlord representative for property owners. The position is based on site, primarily in an office setting, with some time outdoors and a flexible schedule that may include weekdays, nights, and weekends, including Saturdays and Sundays, as business needs require. A valid driver’s license is preferred; candidates without one will be provided a liability waiver.

Requirements

• Associate’s degree or equivalent from a two-year college or technical school, six months to one year of related experience and/or training, or an equivalent combination of education and experience.
• Knowledge of Microsoft Office and property management software.
• A flexible schedule, including weekdays, nights, and weekends as needed to meet business needs.
• Ability to sit for extended periods, climb stairs, read documents and computer screens, hear and understand verbal communications in person and by phone or computer, occasionally lift or carry items weighing up to 20 pounds, and use mobile devices and applications for work-related tasks.
• Successful completion of a background check as required by local, state, and federal law.

Responsibilities

• Respond to telephone and internet inquiries from residents and prospects and schedule virtual, self-guided, and in-person tours.
• Greet and qualify prospects professionally using guest cards in Lead Management Software; assist with applications and deposits in accordance with company procedures and Fair Housing requirements.
• Maintain an updated availability report and process applications, including credit checks and rental history verification, for submission to the Community Manager for approval; follow up with applicants on their status.
• Show apartments, close sales, prepare apartments for move-ins, obtain new residents’ signatures on paperwork, and provide community orientation.
• Help maintain an active and effective social media presence for the property to enhance visibility and engagement.
• Promote resident satisfaction and retention by promptly responding to complaints, questions, and requests and taking appropriate action to resolve service issues.
• Perform the functions necessary to close sales, including making appointments, generating leads, conducting tours, maintaining showrooms, and completing follow-up.
• Use marketing strategies to drive traffic within the limits of the marketing budget and plan, including competitive rental rates, referrals, promotions, locators, and outreach.
• Project a favorable image of the community to achieve property objectives and public recognition.
• Support resident retention by planning resident functions and attending after-hours functions as a host when needed.
• Complete paperwork for leases, move-ins, check-outs, and other peak periods in a timely manner.
• Attend weekly and daily goal-setting meetings as appropriate.
• Collaborate with the property maintenance team to ensure resident service requests are addressed promptly and completed in accordance with company standards.
