About The Position

As a Leasing Associate at Z Modular's FLATZ 432 community in Midland, Texas, you will help drive occupancy by providing prospective residents with a professional, welcoming experience and showcasing the community's lifestyle and amenities. You will support the full leasing cycle, from initial inquiry through move-in, and ensure interactions reflect exceptional customer service and professionalism. The role is suited to someone who thrives in a customer-facing, fast-paced environment and enjoys helping residents find a place to call home. The schedule is flexible and includes weekends and some evenings. The position involves conducting property tours, inspecting apartments and community areas, and interacting with prospective and current residents. It also requires regular walking around the property, including stairs and outdoor areas in varying weather; extended use of computers, phones, and standard office equipment; and occasional lifting or moving of items weighing up to 50 pounds. Duties are performed with or without reasonable accommodation as required by law.

Requirements

1–3 years of experience in leasing, sales, customer service, or residential property management.
Bilingual in English and Spanish.
Proficiency with CRM platforms, leasing software, and other digital business tools.
Strong communication, interpersonal, and customer service skills, including the ability to build relationships and close leases.
Professional, goal-oriented, and highly motivated in a customer-focused environment.
Availability to work a flexible schedule that includes weekends and occasional evenings.
Ability to manage multiple priorities and stay organized in a fast-paced setting.
Ability to perform essential duties including property tours and inspections, regular walking and navigating stairs and outdoor areas, extended computer and phone use, and occasional lifting or moving of items weighing up to 50 pounds.

Nice To Haves

High school diploma or equivalent preferred.
Knowledge of Fair Housing laws and leasing regulations preferred.

Responsibilities

Greet and qualify prospective residents, and coordinate and conduct property tours.
Promote apartment features, community amenities, and lifestyle benefits to drive leasing activity.
Respond promptly to leasing inquiries through phone, email, and online platforms to maximize lead conversion.
Process rental applications, conduct background screenings, and prepare lease documentation in accordance with company policies and Fair Housing guidelines.
Facilitate lease renewals, move-ins, and move-outs to support a seamless resident experience.
Maintain accurate prospect and resident records using CRM and leasing management systems.
Support resident retention initiatives and execute lease renewal campaigns to improve occupancy.
Participate in marketing efforts, outreach events, and lead-generation activities to increase community visibility.
Keep model units and common areas clean, organized, and tour-ready.
Assist with planning and coordinating resident events, promotions, and community engagement activities.
Promote and uphold workplace safety in accordance with company policies and regulatory requirements.
Follow established safety protocols and procedures.
