About The Position

The Lease Up Intake Specialist is a temporary, onsite role at Riverstone Commons in Swedesboro, New Jersey. The position converts appointments set by the Outbound team into completed, document-ready intake files for the Compliance team. The Specialist is responsible for show rate, intake completion rate, and document quality at hand-off. This is not a file-approval or outbound-calling role; Compliance makes final eligibility determinations, and Outbound Coordinators handle cold calling and list management.

  • Strong interviewing skills and the ability to navigate sensitive financial conversations with applicants from varied backgrounds.
  • Meticulous attention to documentation detail.
  • Comfort using Yardi, OneSite, MRI, or comparable property-management software.

Responsibilities

  • Complete 4–6 household intake interviews per day, or 20–25 per week, with each interview lasting 60–90 minutes.
  • Prepare for interviews by reviewing lead notes in the CRM, printing intake packets, and preparing checklists tailored to likely household income sources.

  • Prepare and quality-review files for 30–45 minutes per file before handing them to Compliance.
  • Follow up for missing documents within the 72-hour window, spending approximately 20–40 minutes per file.
  • Maintain a clean, organized onsite intake space and preserve applicant confidentiality.
  • Hand off only complete, Compliance-ready files and track and report missing-document aging daily.
  • Coordinate with the Outbound team on the same day when appointments are missed or rescheduled so appointment slots can be backfilled.
  • Participate in the daily 15-minute pipeline standup hosted by the Community Manager.
