About The Position

Valiant Residential is seeking a Lead Maintenance employee responsible for the overall maintenance of the property under the direction of the Community Manager. The role performs repairs in resident apartments, helps prepare units for rent, and oversees maintenance operations and subordinate employees. The position handles routine and preventive maintenance, resident service requests, inspections, work records, supplies, vendors, and emergency coverage. It may also require work at other locations and travel within major metropolitan areas, possibly with overnight stays.

Requirements

At least two years of full-time experience in apartment maintenance or a trade requiring basic knowledge of electricity, plumbing, carpentry, painting, and HVAC.
Strong verbal and written English communication skills to interact effectively with team members, residents, vendors, and other stakeholders.
EPA refrigerant transition and recovery certification.
Own a basic set of hand tools.
Valid driver’s license, good driving record, and auto insurance.
Ability to work at other locations and travel within major metropolitan areas, with possible overnight stays in different cities.
Ability to work some weekends as needed.
High school diploma or equivalent.

Responsibilities

Complete resident service requests within 24 hours.
Assist with distributing flyers and other materials.
Replace filters and clean air-conditioning vents as needed; maintain sprinkler systems and perform HVAC repairs as needed.
Perform light electrical repairs on appliances, fixtures, switches, outlets, and circuits.
Perform light plumbing work, including clearing stoppages and replacing or fitting components.
Replace or repair broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, blinds, locks, and bulbs.
Perform interior and exterior painting when necessary.
Perform carpentry, including fitting doors, freeing windows, replacing or building shelves, and sanding and refinishing floors.
Assist with custodial work in common areas, including sweeping, mopping, vacuuming, emptying trash, and cleaning windows.
Assist with groundskeeping, including picking up litter and clearing vacant units of trash.
Maintain pool chemical levels and cleanliness.
Repair concrete, masonry, roofs, and fencing when required; perform limited extermination services when required.
Refurbish apartments before resident occupancy and conduct preventive maintenance as outlined by the property or regional manager.
Periodically inspect units, buildings, and common areas, performing repairs and janitorial work as needed.
Assist with apartment move-in and move-out inspections.
Know the locations of water and gas meter cutoffs, apartment and fixture cutoffs, and sewer cleanouts, and post a map of them.
Supervise subcontractors working at the property.
Immediately report dangerous conditions or liability issues to the manager.
Maintain accurate records for preventive maintenance, pool chemicals, work orders, apartment make-ready, inventory, and purchase orders.
Perform scheduled equipment maintenance according to manufacturer recommendations and operating manuals.
Order supplies and communicate with vendors; manage maintenance materials and stock utilization.
Keep shops, storage areas, and entrances clean and locked, maintain adequate lighting and ventilation, and ensure hazardous materials are stored and labeled correctly.
Train and supervise subordinate employees; schedule maintenance personnel and work orders in accordance with maintenance priorities.
Handle on-call duties when needed and participate in evening, weekend, and holiday emergency standby schedules.
Assist in preparing the property for inspections.
