About The Position

The Lead Maintenance HVAC will support maintenance operations at The Grove Apartments, a 150-unit, 100% HUD community on 10 acres in Danville, Illinois. The role responds to residential service requests, addresses HVAC and other maintenance issues, prepares apartments for occupancy, maintains grounds and common areas, and provides customer service to residents. The schedule is Monday through Friday, with rotating emergency weekends.

Requirements

Previous apartment maintenance experience is required.
HVAC (EPA) certification is required.
Strong knowledge of HVAC, carpentry, plumbing, and general electrical work.
Working knowledge of window air-conditioning unit repair, electrical repairs, boiler repairs, apartment make-readies, and inventory control.
Reliable transportation.
Reliable, organized, and solution-oriented.
Strong communication skills, organization, and time-management skills.

Nice To Haves

Prior leadership or supervisory experience is preferred.
An HVAC license is a plus but is not required.

Responsibilities

Respond to and complete residential service requests in a timely manner.
Resolve maintenance issues involving air conditioning, electrical systems, plumbing, and appliance repair.
Prepare vacant apartments for market-ready status through turnover repairs and improvements.
Maintain grounds and common areas, including snow removal, cleaning, and general maintenance.
Provide residents with outstanding customer service.
Perform or support maintenance work involving window air-conditioning units, electrical repairs, boiler repairs, and apartment make-readies.
Manage inventory.
