Two-path program: Intern, Early Development Program (EDP) An internship path focused on delivering a meaningful experience designed to enhance student’s skillsets. Most appropriate for freshman and sophomores. Emerging Professional Program (EPP) An internship path focused on equipping soon-to-graduate students with the tools/skills needed to transition into a potential career at TruStage. Interns receive comprehensive support and guidance to enhance their company knowledge, integrate into the company culture, and develop key connections. This pathway enables young professionals to be considered for potential opportunities at TruStage. Background Information: MEMBERS Capital Advisors (MCA) d/b/a TruStage Investment Management (TSIM) is the wholly owned registered investment advisor (RIA) subsidiary of TruStage. TruStage Investment Management is responsible for the $34 billion TruStage General Account investment portfolio with a primary objective of preserving principal and compounding surplus through interest rate and credit cycles. By maintaining an appropriately balanced and diversified portfolio, we can generate strong and consistent Net Investment Income (NII), operate within established risk tolerance guidelines, and strive to minimize unintended volatility. The $5 billion commercial mortgage portfolio includes over 760 loans secured by retail, industrial, apartment, and office buildings in most major US markets. We worked with a national network of mortgage banking correspondents to originate over $735 million of high-quality commercial mortgage loans in 2025, with individual loan sizes ranging from $4 to $29 million.

Requirements

  • Working towards a relevant degree or equivalent work experience.

Nice To Haves

  • Pursuing a bachelor’s degree with a major(s) in Real Estate or Finance.
  • General understanding of real estate fundamentals; has taken an introductory real estate course.
  • Ability to work 40 hours per week during the summer.
  • Attention to detail and continuous improvement.
  • Ability to work independently, as well as cooperatively as part of a team.

Responsibilities

  • Review financial statements, rent rolls, and property inspection reports for each loan in the portfolio to monitor and track upcoming loan events and derive new property valuations.
  • Analyze market data, including vacancy rates, rental rates, comparable sales, and cap rates.
  • Prepare valuations using Argus software and direct capitalization proforma analysis.
  • Provide watchlist recommendations and follow-up actions to Servicing Manager, Loan Officers and Portfolio Manager for underperforming loans.
  • Job shadow the origination process and underwrite new loan opportunities.
  • Assist in reporting, closing & servicing, and portfolio management processes.
  • Enter property financials into loan management system, Excel projects, and ad hoc projects.
