About The Position

This position will maintain and repair residential and commercial HVAC and refrigeration systems, including but not limited to: Split Direct Expansion and commercial chilled water systems, cooling towers, water coolers, refrigerators, freezers, commercial coolers, and associated equipment. The role is responsible for repair and systematic preventative maintenance on large air movers. This includes repairing and maintaining direct digital controls, pneumatic controls, valves, dampers, coils, etc. Filter changes, belt and motor/fan lubrication will also be assigned responsibilities. The candidate will also perform basic facility repairs related to other disciplines such as lamping, light plumbing, and electrical, as requested.

Requirements

  • High school diploma or GED required.
  • Two (2) years trade school degree in HVAC or equivalent in military training or equivalent.
  • Georgia Driver's License.
  • Current Ozone Depletion or EPA Certification Upon Hire.
  • Minimum 2 years experience in general and commercial HVAC field work.
  • Experience with Metasys and/or Siemens Apogee control systems.
  • Good to excellent mechanical repair skills.
  • Light to medium electrical skills.
  • Verifiable experience in trouble shooting and repair of pumps, motors, pneumatic control air systems, direct digital controls, computerized HVAC controls systems.
  • Experience in use of CFC recovery equipment.
  • Experience with use of diagnostic gauges and electrical diagnostic equipment such as a volt/ohm meter.
  • Understanding of the use of power and hand tools related to this discipline.
  • Ability to read and follow blueprints.
  • Basic understanding of NFPA and Life Safety Codes applicable in a health care environment.
  • Computer literacy.

Nice To Haves

  • Stationary Plant experience.
  • 4th class stationary engineer certification Upon Hire.

Responsibilities

  • Responds to telephoned service requests and detailed project work orders.
  • Identifies the complexity of the work required, tools necessary, and spare parts/materials needed.
  • Prepares purchase requisitions for spare parts and materials and submits for approval.
  • Receives materials and closes out documentation within three days to ensure budget requirements are met.
  • Makes all repairs requested in a timely fashion and turns in completed documentation on the date of the repair or work to ensure close out of documentation on the computerized maintenance management system.
  • Assists in maintaining on-hand critical spare parts and materials by conducting periodic inventory and requisitioning replacements.
  • Receives preventative maintenance work requests and assesses requirements for completion.
  • Schedules preventative maintenance repairs.
  • Performs preventative maintenance as specified in the work request.
  • Notes any deficiencies related to the preventative maintenance effort that are out of the norm and reports them to the Supervisor immediately.
  • Follows up on repair efforts of deficiencies noted to ensure closure of relevant documents.
  • Turns in completed PM documentation on the date the work is completed.
  • Assists others in preventative maintenance efforts as required.
  • Makes daily tours of HVAC Mechanical spaces and notes all repairs required.
  • Conducts inspections of above the ceiling fire and smoke walls in the assigned work zone to ensure penetrations are sealed.
  • Notifies Supervisor of such repairs, in writing.
  • Performs other duties as assigned by Supervisor.
  • Works weekend and on-call shifts on a rotating basis.
  • Works in steam plant as directed by Supervisor.
