About The Position

Valiant Residential is seeking a Porter/Groundskeeper to maintain the property’s landscaping tools and equipment, keep exterior and common areas clean, and report grounds issues that should be addressed by the landscaping vendor. The role also helps clean make-ready units and assists the maintenance team as needed. The supervisor may assign additional duties.

Requirements

• At least one year of full-time related experience.
• Strong verbal and written communication skills in English to interact effectively with team members, residents, vendors, and other stakeholders.
• Willingness to perform all required tasks.
• Knowledge of work safety practices.
• Ability to professionally represent the company.
• Valid driver’s license and reliable transportation.
• Ability to work on call when necessary or in emergencies, and to work extended hours, including after-hours and weekends.
• Attention to detail and meticulousness.
• Ability to organize and prioritize work.
• Social skills to interact with residents.
• Self-motivation and ability to work independently and as part of a team.
• High school diploma or equivalent.
• Ability to sit, stand, climb, stoop, and remain at a desk for up to eight hours or more if needed.
• Ability to walk the property for up to eight hours or more in various weather conditions.
• Ability to climb stairs to show properties to prospective tenants.
• Ability to lift up to 30 pounds as needed.

Responsibilities

• Maintain and care for landscaping tools and equipment, including blowers and pressure washers.
• Notify the supervisor about grounds issues that should be handled by the landscaping vendor.
• Keep the property’s exterior and common areas clean and ensure the property, community office, model, apartments, and amenity areas meet or exceed company standards.
• Support community functions.
• Pick up litter daily and sweep or blow breezeways.
• Clean areas around dumpsters, vacant apartments, mail rooms, pool areas, and laundry rooms.
• Assist with pool maintenance and water plants as needed.
• Maintain the sprinkler system.
• Use insecticides, fertilizers, and herbicides as needed.
• Mow and trim lawns; reseed lawns and replant as needed.
• Stake trees and prune trees and shrubs correctly.
• Weed lawns and planted areas and make drainage corrections.
• Replace breezeway light bulbs and assist with distributing notices.
• Assist with make-ready work and other maintenance tasks as directed.
• Complete other projects as directed.
