About The Position

Valiant Residential is seeking a Porter/Groundskeeper to maintain the landscaping, tools, and equipment and keep the property’s exterior and common areas clean each day. The role includes notifying a supervisor about grounds issues that should be addressed by the landscaping vendor, helping clean make-ready units, and assisting the maintenance team as needed. The supervisor may assign additional duties.

Requirements

• At least one year of full-time related experience.
• Strong verbal and written English communication skills to interact effectively with team members, residents, vendors, and other stakeholders.
• Willingness to perform all required tasks.
• Knowledge of work safety habits.
• Ability to professionally represent the company.
• Valid driver’s license and reliable transportation.
• Ability to work on call as necessary or during emergencies, and to work extended hours, including after-hours and weekends.
• Attention to detail and meticulousness.
• Ability to organize and prioritize work.
• Social skills to interact with residents.
• Self-motivated, with the ability to work independently and as part of a team.
• High school diploma or equivalent.
• Ability to sit, stand, climb, stoop, and remain at a desk for up to eight hours or more as needed.
• Ability to walk the property for up to eight hours or more in various weather conditions.
• Ability to climb stairs when showing properties to prospective tenants.
• Ability to lift up to 30 pounds as needed.

Responsibilities

• Maintain the appearance of the property, including the community office, model, apartments, and amenity areas, to meet or exceed company standards.
• Support community functions.
• Pick up litter daily; sweep or blow breezeways; and clean areas around dumpsters.
• Clean vacant apartments, the mail room, pool areas, laundry room, and other common areas.
• Assist with pool maintenance and water plants as needed.
• Maintain the sprinkler system.
• Apply insecticides, fertilizers, and herbicides as needed.
• Mow and trim lawns; reseed lawns and replant when necessary; stake trees; prune trees and shrubs; and weed lawns and planted areas.
• Make drainage corrections and replace breezeway light bulbs.
• Assist with distributing notices.
• Help with make-ready work and other maintenance tasks as directed.
• Maintain landscaping tools and equipment and notify the supervisor about grounds issues for the landscaping vendor.
• Perform other projects or duties as directed.
