About The Position

Choice Properties is looking for analytical and solution-driven Post Secondary graduates who are passionate about Canadian Real Estate to join our exciting New Graduate Rotational program! In this program, you’ll be joining Choice Properties REIT for a comprehensive 24-month Rotational Program that will provide a full scope exposure, awareness, and skilled development across four core 6-month rotations. Once the Rotational Program concludes, successful candidates will join a full-time role within Leasing, Asset Management, Development, Construction, Operations, or Transactions.

Requirements

  • Recent Graduate or less than 2 years of working experience.
  • Post Secondary graduate in Business, Real Estate, or related field or equivalent.
  • A genuine interest in and passion for the Real Estate Industry.
  • Effective communicator with demonstrated written and verbal skills (i.e. report writing, presentations, and meeting facilitation).
  • Results oriented with a proactive, solution driven mindset.
  • Strong time management, attention to detail, and organizational skills.
  • Well-developed analytical and problem-solving skills.
  • Proven ability to collaborate and build strong working relationships with other departments and with stakeholders at various levels of the organization.
  • Demonstrates curiosity, integrity, and demonstrates the willingness to accept feedback and turn it into actionable development.
  • Strong working knowledge of Microsoft Excel, PowerPoint, and Word.

Responsibilities

  • Assist with building strategic Asset Plans for the designated properties.
  • Assemble economic, market, and industry research and conduct trend analysis.
  • Review and provide recommendations for lease proposals, amendments, and renewals.
  • Review monthly leasing reports and collaborate with the leasing team and related partners to ensure activity is recorded.
  • Proactively monitor development project performance by tracking financial, schedule, construction, and leasing progress.
  • Assist with various planning applications, review incoming notices of Study/Development Applications, and monitor local Council Agendas for updates or impacts.
  • Conduct market research and analysis and provide relevant updates, including summarizing and analyzing data sets to present key data points and performing budget-to-actual variance analysis.
  • Assist with the administration related to multiple construction projects, serving as a liaison with project team members regarding scope of work, design criteria, budget, schedule, and phasing.
  • Review landlord and tenant work schedules to establish work responsibilities, monitor landlord construction costs, and forecast to ensure they correlate with budget.
  • Develop professional relationships with tenants and support with new tenant move-ins, move-outs, and related activities.
  • Respond to tenant concerns and complaints, conduct investigations, assist in building inspections, and initiate corrective actions.
  • Assist in obtaining quotes and completing contracts for preventative maintenance.
  • Assist Operations/Property Manager with the procurement of all supplies and services required for the smooth operation and maintenance of properties.
  • Build and maintain financial models to analyze investment and development opportunities across multiple asset classes.
  • Prepare, research, and summarize market analysis and trends for various projects, markets, and assets under review.
  • Assist in preparing presentations and approval packages for management, investment committees, and board meetings.
