About The Position

SRG Residential is seeking a Maintenance Supervisor to float between its communities in Orange County. On-site living is required. The role supervises and coordinates employees and outside contractors responsible for maintaining and repairing building structures and grounds. The position also supports apartment renovations, service requests, structural repairs, vendor coordination, and maintenance budgeting. Participation in after-hours and emergency coverage is required as assigned.

Requirements

• At least 2 years of related property-management experience as a Maintenance Supervisor.
• Experience in all trades.
• Past supervisory experience.
• Excellent written, communication, and computer skills.
• Current driver's license and auto insurance.
• Able to work weekends and overtime as the job requires.

Nice To Haves

• Yardi experience preferred.
• EPA certification preferred.
• CPO certification preferred.

Responsibilities

• Direct employees and outside contractors performing apartment renovations, service requests, structural repairs, and grounds maintenance.
• Obtain bids from outside contractors; assemble, analyze, and submit bids to superiors for action.
• Order and receive supplies, appliances, and equipment from vendors.
• Coordinate work performed by outside vendors and inspect completed work for conformance to specifications and standards.
• Inspect facilities and equipment to determine service needs, scope of work, required equipment, and work type.
• Review production schedules and estimate worker-hour requirements for job assignments.
• Establish or adjust work procedures to meet production schedules.
• Suggest changes to working conditions and equipment use to improve work-crew efficiency.
• Assist the Property Manager with planning and administering the maintenance budget.
• Participate in after-hours and emergency coverage as assigned by the supervisor.
