About The Position

Avenue5 Residential is seeking a Floating Leasing Consultant to coordinate apartment rental activities, move-ins, move-outs, and lease renewals. The role involves working directly with prospective and current residents to support occupancy, resident retention, and client satisfaction. The consultant provides customer service, supports leasing and resident relations, maintains records and reports, and assists property management with operational and clerical tasks. The position may also involve helping plan resident activities and performing other duties as assigned.

Requirements

• High school diploma.
• Excellent customer-service and interpersonal skills, including the ability to relate to others.
• Basic knowledge of Microsoft Office Suite, including Outlook, Word, PowerPoint, and Excel.
• Ability to communicate effectively and sensitively with all levels of management.
• Sensitivity in handling confidential matters.
• Ability to work independently and prioritize effectively in a fast-paced environment with a strong sense of urgency.
• Ability to relay technical concerns with adequate detail, quickly and accurately.
• Ability to read, write, comprehend, and converse in English.
• Ability to use general office equipment, including a telephone, fax machine, printer, copier, and key track system.
• Strong organizational and time-management skills.
• Ability to cope with and defuse situations involving angry or difficult people.
• Valid driver’s license, clean driving record, and current auto insurance.
• Must comply with all safety requirements.
• Must complete and successfully pass Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.

Nice To Haves

• At least one year of previous sales experience is preferred.
• One year of previous residential leasing experience is preferred.
• Experience with Yardi Voyager or an equivalent system is preferred.

Responsibilities

• Provide empathetic, respectful customer service to prospective and current residents and promote a quality living experience.
• Generate and handle leasing traffic, qualify prospective residents, lease apartments, prepare lease documents, and complete move-in paperwork and processes.
• Keep model apartments ready for tours and orient prospective and current residents to the property.
• Process renewal paperwork and deliver documentation to current residents monthly.
• Maintain detailed traffic records in the computer and follow up with prospective residents by phone, mail, or email.
• Convert phone inquiries into scheduled property tours.
• Inspect apartments before move-ins and coordinate move-in and move-out needs and schedules with the maintenance team.
• Create and maintain confidential resident files, including reviewing move-in paperwork with new residents.
• Complete weekly leasing reports accurately and on time, and complete daily opening and closing procedures.
• Support resident relations throughout tenancy by responding promptly and accurately to requests.
• Shop competitive properties.
• Inspect buildings and grounds for safety and cleanliness and notify maintenance about repair needs.
• Assist with resident work-order requests and ensure work is completed promptly.
• Provide clerical support to management, including answering calls, filing, and processing property invoices as needed.
• May assist with planning and implementing resident activities to increase retention.
• Comply with company policies, health and safety rules, and applicable local, state, and federal laws.
• Perform other duties as assigned.
