About The Position

As a Division Cadence Coordinator working for Taylor Morrison, you will be responsible for managing starts and supporting our Construction team. You will work directly with the VP of Construction and Area Construction Managers (ACMs) to maintain production pace by collaborating with purchasing and starts departments. Your role will involve guiding the division's construction cadence to align all necessary resources to meet yearly divisional plans. This position is considered non-exempt, meaning you will be required to keep a time record and will be eligible for overtime pay.

Requirements

  • Minimum High School Diploma or equivalent required.
  • Must have excellent overall computer skills, including proficiency in Microsoft Office products, and high proficiency in Excel.
  • Must have the ability to multitask with attention to detail.
  • Ability to work independently in a team environment.
  • Excellent time management skills.
  • Strong oral and written communication skills.
  • Strong sense of urgency.

Nice To Haves

  • Previous experience with a Home Builder, Contractor or Construction Supplier a plus.

Responsibilities

  • Manage starts/releases by week that complements the Community Cycle Plan (CCP) and desired production universe to meet desired divisional cadence plan.
  • Participate in weekly starts meetings and utilize 100% Prestart BuildPro Task reports to drive predictability and identify shortfalls causing delays in order to meet the division's start per week cadence plan.
  • Centrally manage starts and drive adherence to forecasted starts.
  • Manage the Inventory plan developed by the Operations team, communicating Showcase homes in Process, Showcase homes Complete, Showcase homes in the permit process, and Showcase homes permits approved but on the shelf for immediate start once released.
  • Provide weekly Divisional metrics around even flow starts and closings, and schedule adherence metrics.
  • Complete Start package assembly and ensure 100% readiness for distribution to the field.
  • Pull all Build Pro reports and review them with the VP of Construction.
  • Manage assignments in Build Pro.
  • Work with Area Construction Managers and their teams to support field needs.
  • Plan and organize Production meetings with the VP of Construction.
  • Work with Purchasing to resolve any issues that arise from the field.
  • Process start packages.
  • Provide maintenance and distribution of the starts tracking spreadsheet.
  • Perform other duties as assigned.
