About The Position

Matterport, a CoStar Group brand, is seeking a Director of Product Marketing to lead its product marketing function. This role reports to the Vice President of Marketing and is responsible for positioning the Matterport platform across various industries, translating audience insights into actionable strategies for Sales and Demand Generation, and influencing the marketing funnel. The product marketing team's output is crucial for industry narratives, sales tools, campaign messaging, and lifecycle content. The ideal candidate will drive the function as a growth lever, demonstrating a clear connection between team output and pipeline generation. This is a hands-on leadership role that includes direct ownership of residential real estate and multi-family marketing efforts, which are closely tied to CoStar Group's marketplaces (Homes.com and Apartments.com). The role also involves overseeing the marketing motion for commercial real estate through LoopNet, ensuring joint positioning, portfolio alignment, and go-to-market sequencing across all three marketplaces. The position requires a leader with prior experience in enterprise B2B product marketing, specifically in transitioning from product-led to audience-led messaging. The team's portfolio covers a wide range of industries including commercial real estate, new home construction, retail, hospitality, government, AEC, insurance, manufacturing, and energy. The role also involves defining how cross-cutting themes like facilities management are addressed and determining areas of focus versus consolidation within the portfolio. This position is based in Arlington, Virginia, with an in-office requirement Monday through Friday.

Requirements

  • Bachelor's degree from an accredited, not-for-profit, in-person university or college.
  • 10+ years of progressive B2B marketing experience.
  • At least five years leading product marketing teams.
  • Experience building or rebuilding a product marketing function in enterprise technology, SaaS, or proptech.
  • Track record marketing to vertical industries and defined buyer audiences.
  • Experience moving a team from horizontal, product-led messaging to audience-led messaging.
  • Direct experience marketing to residential real estate, multi-family, or both.
  • Growth marketing credibility, including ownership or shared accountability for funnel conversion metrics, running disciplined experiments, and reporting results to executives.
  • Experience building go-to-market through a partner, marketplace, or platform ecosystem.
  • Enterprise B2B experience with complex, multi-stakeholder buying cycles and a direct sales force.
  • Practical AI fluency, including using AI in personal work and introducing it to a team.
  • Strong cross-functional leadership skills.
  • Credibility with Sales leaders and peer status with other marketing leaders.
  • Comfort with data, including reading numbers, finding stories, and making decisions.
  • Clear, confident communication with executive audiences.
  • Track record of commitment to prior employers.

Responsibilities

  • Lead the product marketing charter, defining its purpose, operational model, and connection to revenue.
  • Set quality and pace standards for the product marketing team and define finished work expectations.
  • Lead, coach, and develop the product marketing team, and collaborate with the VP of Marketing on team structure, scope, and capability gaps.
  • Recruit new team members and elevate the team's capabilities with each hire.
  • Determine how cross-cutting themes like facilities management are handled across the portfolio.
  • Own positioning, narrative, and go-to-market for residential real estate and multi-family sectors.
  • Manage the joint marketing strategy with Homes.com and Apartments.com.
  • Oversee the end-to-end multi-family go-to-market plan, including audience definition, positioning, and pipeline generation.
  • Drive the residential growth plan, focusing on audience quality and deal value alongside volume.
  • Partner on the marketing motion across CoStar marketplaces: Homes.com, Apartments.com, and LoopNet.
  • Set the commercial real estate marketplace strategy executed by the CRE product marketer on the team.
  • Align the portfolio so residential, multi-family, and commercial efforts reinforce each other.
  • Coordinate go-to-market sequencing across the three brands to ensure marketplace partnerships support a unified plan.
  • Define Matterport's positioning for each priority industry and buyer audience, replacing generic product messaging with a differentiated point of view.
  • Establish buyer research as a regular discipline to ensure industry narratives are customer-problem-driven.
  • Lead go-to-market planning and execution for product launches, industry plays, and regional campaigns.
  • Build sales-facing toolkits, including industry narratives, competitive positioning, customer proof, and field-ready materials.
  • Carry accountability for conversion stages influenced by product marketing, particularly turning engaged buyers into qualified demand.
  • Partner with Demand Generation on structured testing of messaging, offers, and audience targeting.
  • Grow the targetable market by identifying and qualifying underserved industries and segments.
  • Develop funnel fluency across the team, enabling product marketers to articulate how their work impacts pipeline.
  • Own competitive intelligence across the portfolio and translate insights into positioning and product feedback.
  • Operate as a peer to Demand Generation, Lifecycle Marketing, Creative, and International Marketing on shared goals.
  • Serve as marketing's primary interface to Sales leadership on industry strategy, deal-cycle messaging, and enablement.
  • Collaborate with International Marketing on adapting positioning and content for different regions.
  • Integrate AI into the team's daily workflow for buyer research, competitive monitoring, pre-call briefing, and content production.
  • Leverage existing AI initiatives across Matterport and CoStar Group.
  • Represent Matterport at industry events and conferences.
  • Build relationships with trade associations and industry organizations.
