About The Position

We are seeking a versatile and high-performing real estate professional to serve as Director of Real Estate Operations & Acquisitions for MRV’s commercial and mixed-use portfolio. This is a hands-on leadership role that spans the full spectrum of real estate disciplines — from acquisitions and asset management to leasing and domestic portfolio oversight.

Requirements

  • Progressive experience in commercial and/or mixed-use real estate encompassing operations, acquisitions, asset management, and leasing
  • Active Real Estate Brokerage License
  • Bachelor’s degree in Real Estate, Finance, Business, or related field
  • Financial literacy and strong modeling skills
  • Strong understanding of lease structures, capital markets, and valuation methodologies
  • Proficiency in property management and CRM platforms (Yardi, MRI, CoStar, or similar)
  • Demonstrated ability to lead teams and manage multi-asset portfolios
  • Excellent negotiation, communication, and presentation skills

Responsibilities

  • Provide strategic oversight of commercial and mixed-use assets across the US domestic market
  • Develop and execute portfolio-level business plans aligned with ownership objectives
  • Manage and mentor property management, leasing, and operations staff
  • Serve as the primary point of contact for ownership, investors, and key stakeholders
  • Monitor market trends and position the portfolio competitively
  • Source, screen, and underwrite commercial and mixed-use acquisition opportunities
  • Build detailed financial models including DCF, IRR, sensitivity, and scenario analyses
  • Conduct comprehensive due diligence — financial, legal, environmental, and physical
  • Prepare investment committee memoranda and present recommendations to leadership
  • Build and maintain relationships with brokers, sellers, and capital partners
  • Manage deal execution through closing coordination with legal, finance, and operations
  • Develop and implement asset-level business plans to maximize value creation and returns
  • Oversee property-level budgets and hold teams accountable to NOI and capital targets
  • Conduct ongoing hold/sell analysis, cash flow modeling, and portfolio performance reviews
  • Identify and manage capital improvement and repositioning initiatives
  • Monitor tenant creditworthiness, lease rollover risk, and market conditions
  • Prepare investor reporting, quarterly business reviews, and ad hoc strategic analysis
  • Drive leasing strategy to maximize occupancy and rental revenue across the portfolio
  • Negotiate lease terms, execute agreements, and manage tenant onboarding
  • Develop and maintain a pipeline of prospective tenants through networking, broker relationships, and direct outreach
  • Prepare market surveys, comp analyses, and leasing activity reports
  • Represent the company at industry events and brokerage functions
