About The Position

Inspired Living is seeking a hands-on Director of Maintenance to lead maintenance, housekeeping, and plant operations at its Inspired Living at Ocoee senior living community. The role is responsible for keeping the community safe, comfortable, well-maintained, and ready for residents, families, and team members. The Director balances long-term planning with hands-on troubleshooting and repair, while building an accountable team that takes pride in the community and treats residents with respect.

Requirements

High school diploma or equivalent.
Leadership experience, with the ability to hire, coach, develop, and evaluate team members.
Strong knowledge of building systems, maintenance practices, safety standards, and applicable regulations.
Working knowledge of employment laws and company policies.
Valid state driver's license.
Comfort with hands-on work, including painting, vacuuming, climbing ladders, accessing attics, and performing physical maintenance tasks.
Excellent communication, interpersonal, problem-solving, and conflict-resolution skills.
Organized, dependable, resourceful, and comfortable balancing daily priorities with long-term projects.

Nice To Haves

Associate or Bachelor's degree in Business or a related field.
Three or more years of maintenance experience.
Experience with Microsoft Word and Excel.

Responsibilities

Lead all maintenance, housekeeping, and plant operations for the community.
Build and manage a proactive preventative maintenance program for HVAC, fire systems, emergency call systems, generators, kitchen equipment, irrigation, sprinklers, and other systems.
Conduct routine property inspections and prioritize work orders based on resident needs, safety, and operational priorities.
Manage contractors and vendors, ensuring their licenses, insurance, and documentation are current.
Oversee compliance with building codes, OSHA, EPA, SDS, fire regulations, and other applicable standards.
Recruit, interview, hire, train, coach, evaluate, schedule, and develop Maintenance and Housekeeping team members.
Manage department labor and staffing within the community's budget.
Oversee apartment turnovers and ensure residences are clean, repaired, safe, and move-in ready.
Maintain the interior and exterior of the community, including landscaping, walkways, trash removal, common areas, and mechanical spaces.
Manage inventory of maintenance supplies, parts, equipment, and required engineering records.
Troubleshoot and coordinate repairs involving plumbing, electrical, HVAC, and building systems.
Develop and reinforce department safety policies and procedures.
Respond to property emergencies and assist with community emergency situations as needed.
Build a strong, accountable team that takes pride in the community and treats residents with respect.
