About The Position

The Investment Real Estate Group of Companies (IREGC) is seeking a high-impact, purposeful Director of Acquisitions to lead and scale our acquisitions platform as we execute on our next phase of growth. This is a senior leadership role responsible for driving enterprise value through the origination, underwriting, structuring, and execution of investments in self-storage real estate, while ensuring alignment with our capital partners, operational platform, and long-term portfolio strategy. The ideal candidate is a relentless, relationship-driven dealmaker and builder, someone who thrives in a fast-paced, entrepreneurial environment and is motivated by creating a scalable, best-in-class acquisitions platform. This leader will play a critical role in helping IRE achieve its long-term vision of building a multi-billion-dollar self-storage portfolio, with annual acquisition goals of 20 to 30 self-storage facilities. IREGC is a vertically integrated real estate platform focused on the acquisition, development, and operation of self-storage properties across the Northeast and Mid-Atlantic regions. Requirements

  • Bachelor’s degree in real estate, finance, business, or related field required.
  • 7–10+ years of progressive real estate acquisitions experience (self-storage strongly preferred).
  • Proven record sourcing, underwriting, and closing successful transactions.
  • Deep understanding of real estate finance, capital markets, and deal structuring.
  • Advanced financial modeling and underwriting capabilities.
  • Exceptional relationship-building, negotiation, and communication skills.
  • Strong leadership presence with an elevated level of ownership and accountability.
  • High ethical standards and a collaborative, entrepreneurial mindset.
  • Ability to travel frequently by auto, train, and air to evaluate properties and meet with deal partners.

Responsibilities

  • Proactively source and originate acquisition opportunities through brokers, owners, lenders, and industry relationships.
  • Build and maintain a strong personal brand within the self-storage industry.
  • Generate both on-market and off-market opportunities with a focus on proprietary deal flow.
  • Travel extensively to evaluate properties, conduct site visits, and maintain industry presence.
  • Lead the full lifecycle of acquisitions from sourcing through closing.
  • Oversee underwriting, due diligence, negotiation, and legal coordination.
  • Prepare and present investment recommendations to executive leadership and investment committees.
  • Compete effectively in bidding environments to secure deals at appropriate risk-adjusted returns.
  • Structure transactions in coordination with debt and equity capital partners.
  • Align acquisitions strategy with capital availability and investment criteria.
  • Support relationships and communication with lenders, equity partners, and JV stakeholders.
  • Ensure transactions align with hold strategies, return targets, and exit planning.
  • Serve as a key representative of the company with lenders, capital partners, and institutional stakeholders, helping to communicate investment strategy, pipeline, and performance.
  • Collaborate with asset management and operations teams to ensure alignment with value creation plans.
  • Incorporate operational insights into acquisition underwriting and decision-making.
  • Maintain accountability for the performance and quality of acquired assets.
  • Lead, mentor, and develop a high-performing acquisitions team.
  • Instill a culture of accountability, urgency, and continuous improvement.
  • Align team execution with the Entrepreneurial Operating System (EOS), including rocks and scorecards.
  • Build scalable systems, processes, and workflows to support growth.
  • Implement and leverage data-driven sourcing tools, CRM systems, and market analytics to enhance deal flow visibility and execution efficiency.
