About The Position

This position is responsible for the cleanliness of all association-related areas of buildings, including common areas, grounds, and other association-related areas. The Custodial Supervisor will also be responsible for ordering supplies, equipment, and parts, recommending and scheduling custodial personnel's daily tasks, and coordinating with the Facilities Manager and Operations Manager for special events and staff requirements. Daily inspections of facilities, monitoring and spot-checking the work of custodial staff, coordinating workflow procedures, and assisting with staffing levels are also key responsibilities. The role involves facilitating meeting room setups, reporting accidents/incidents and safety hazards, coordinating cleaning for special circumstances, and serving as a representative of Gulf Corp Services. Additionally, the Custodial Supervisor will enforce company policy, monitor employee performance, resolve day-to-day problems, coordinate training for subordinates and new hires, and assist with internal communications.

Requirements

  • Knowledge of the structure and content of the English Language including the meaning and spelling of words, rules of composition, and grammar.
  • High School Diploma or GED.
  • Knowledge of Custodial related activities, administrative principles, and policies involved in personnel/human resource functions.
  • Ability to interpret and communication organizational policies and procedures.
  • Professional manner and high energy level; exhibits a positive attitude and manages stress well.
  • User level computer skills including MS Word, MS Excel, and MS Outlook.
  • Ability to learn and use company software applications.
  • Ability to deal effectively and tactfully with people, including knowledge of the principles of supervision, training, and problem solving.
  • Possess leadership qualities, and have excellent organizational and communication skills, and documentation/record keeping techniques.
  • Ability to provide information to the Operations Manager, Facility Manager, and subordinates. This information may be exchanged face-to-face, in writing, or via telephone/electronic transfer.
  • Knowledge of methods and materials used in custodial work, including safe use and storage of cleaning compounds.
  • Knowledge of common custodial tools, equipment, sanitation, and sterilization.
  • Knowledge of safe lifting and moving techniques up to fifty (50) pounds.
  • Knowledge of applicable fire and safety rules and regulations.
  • Knowledge of proper and safe use of equipment used for window washing.

Responsibilities

  • Responsible for cleanliness of all association related areas of building(s). Areas of responsibility include all common areas of a building(s), grounds and all other association related areas.
  • Responsible for ordering supplies, equipment, and parts as needed to maintain the cleanliness of the facility and its amenities.
  • Recommends and schedules custodial Personnel daily task sheets as necessary. Facilitates unscheduled cleaning as needed.
  • Coordinates with Facilities Manager and Operations Manager for special events for staff requirements.
  • Daily inspection of facilities. Inspect, clean and ensure work is completed in a competent manner by means of monitoring and spot checking behind the custodial staff.
  • Coordinates workflow procedures and staff utilization. Assist the Facility Manager with staffing levels and ensuring full coverage of the facility schedule.
  • Facilitates meeting room setup with Facilities Manager and Groups Department.
  • Responsible for written accident/incident communication to Management, in addition to reporting safety hazards.
  • Coordinates cleaning needs for special circumstances; hurricane/storm preparations/recovery, common area water event recovery, power outages, cold weather preparations, Christmas decorations, etc...
  • Serves as a representative of Gulf Corp Services, displaying courtesy, tact, consideration, and discretion in all interactions with other employees, owners, guests, and other members of the community.
  • Enforces Gulf Corp Services policy and attends department meetings as needed.
  • Monitors employee performance to standards. Analyzes and resolves day-to-day problems and recommends course of action to the Facility Manager.
  • Helps to coordinates training requirements for subordinates and new hires.
  • Assists in the flow of communications within the organization and answers inquiries from staff.
  • Performs other duties as assigned.
