About The Position

This position is responsible for the cleanliness of all association-related areas of buildings, including common areas, grounds, and other association-related areas. The Custodial Supervisor will order supplies, equipment, and parts as needed, and recommend and schedule daily task sheets for custodial personnel. This role also involves facilitating unscheduled cleaning, coordinating with Facilities and Operations Managers for special events, and conducting daily inspections of facilities. The supervisor will monitor and spot-check the work of custodial staff to ensure it is completed competently, coordinate workflow procedures, and assist the Facility Manager with staffing levels and facility schedule coverage. Additionally, the role includes facilitating meeting room setups, communicating accident/incident reports and safety hazards to management, and coordinating cleaning needs for special circumstances such as weather events or power outages. The Custodial Supervisor will act as a representative of Gulf Corp Services, enforcing company policy, attending department meetings, monitoring employee performance, analyzing and resolving day-to-day problems, and assisting with training requirements for subordinates and new hires. This role also involves answering staff inquiries and performing other assigned duties.

Requirements

  • Knowledge of the structure and content of the English Language including the meaning and spelling of words, rules of composition, and grammar.
  • High School Diploma or GED.
  • Knowledge of Custodial related activities, administrative principles, and policies involved in personnel/human resource functions.
  • Ability to interpret and communicate organizational policies and procedures.
  • Professional manner and high energy level; exhibits a positive attitude and manages stress well.
  • User level computer skills including MS Word, MS Excel, and MS Outlook.
  • Ability to learn and use company software applications.
  • Ability to deal effectively and tactfully with people, including knowledge of the principles of supervision, training, and problem solving.
  • Possess leadership qualities, and have excellent organizational and communication skills, and documentation/record keeping techniques.
  • Ability to provide information to the Operations Manager, Facility Manager, and subordinates.
  • Knowledge of methods and materials used in custodial work, including safe use and storage of cleaning compounds.
  • Knowledge of common custodial tools, equipment, sanitation, and sterilization.
  • Knowledge of safe lifting and moving techniques up to fifty (50) pounds.
  • Knowledge of applicable fire and safety rules and regulations.
  • Knowledge of proper and safe use of equipment used for window washing.

Responsibilities

  • Responsible for cleanliness of all association related areas of building(s), including common areas, grounds and all other association related areas.
  • Ordering supplies, equipment, and parts as needed to maintain the cleanliness of the facility and its amenities.
  • Recommending and scheduling custodial Personnel daily task sheets as necessary.
  • Facilitating unscheduled cleaning as needed.
  • Coordinating with Facilities Manager and Operations Manager for special events for staff requirements.
  • Daily inspection of facilities.
  • Inspecting, cleaning, and ensuring work is completed in a competent manner by monitoring and spot checking behind the custodial staff.
  • Coordinating workflow procedures and staff utilization.
  • Assisting the Facility Manager with staffing levels and ensuring full coverage of the facility schedule.
  • Facilitating meeting room setup with Facilities Manager and Groups Department.
  • Responsible for written accident/incident communication to Management, in addition to reporting safety hazards.
  • Coordinating cleaning needs for special circumstances like hurricane/storm preparations/recovery, common area water event recovery, power outages, cold weather preparations, Christmas decorations, etc.
  • Serving as a representative of Gulf Corp Services, displaying courtesy, tact, consideration, and discretion in all interactions.
  • Enforcing Gulf Corp Services policy and attending department meetings as needed.
  • Monitoring employee performance to standards.
  • Analyzing and resolving day-to-day problems and recommending course of action to the Facility Manager.
  • Coordinating training requirements for subordinates and new hires.
  • Assisting in the flow of communications within the organization and answering inquiries from staff.
  • Performing other duties as assigned.
