About the position

The job overview for the position of Leading Business Manager at Olympus Property is to oversee and manage all aspects of the assigned asset, working closely with the onsite leasing and maintenance team, regional leadership advisors, vendor supplier partners, and investors. The Business Manager is responsible for the financial performance of the property, including rents, occupancy, and expenditures. They also play a key role in cultivating the company culture and values of teamwork, trust, family, fun, and customer care. The Business Manager is a leader who guides and mentors their team with integrity, while ensuring the success of the community.

Responsibilities

  • Managing the financial performance of the property by overseeing rents, occupancy, and expenditures
  • Managing, training, and counseling onsite staff effectively
  • Analyzing monthly performance and budget projections and discussing strategies with the Regional and Sr. Regional Property Manager
  • Completing annual asset business plans and budget forecasts
  • Reviewing, understanding, and reporting financial information
  • Cultivating and executing marketing techniques and budgeting
  • Supervising resident retention, renewal, and leasing programs to maintain maximum occupancy
  • Training and mentoring office staff to implement sales and marketing materials and strategies
  • Providing direction and oversight to property maintenance staff
  • Motivating the team to stay in compliance and create a positive culture for residents and team members
  • Ensuring that buildings, units, and amenity space conditions are in market-ready condition
  • Performing regular inspections of managed property
  • Bidding, negotiating, and managing vendor service contracts and one-time projects
  • Providing additional reports as required
  • Promoting and teaching safe workplace practices
  • Multitasking to meet deadlines in a timely and organized manner
  • Working a flexible schedule
  • Touring the community with clients, vendors, and staff when needed

Requirements

  • Experience in managing the financial performance of a property, including overseeing rents, occupancy, and expenditures
  • Ability to effectively manage, train, and counsel onsite staff
  • Proficiency in analyzing monthly performance and budget projections, and discussing strategies with regional and senior property managers
  • Experience in completing annual asset business plans and budget forecasts
  • Familiarity with reviewing, understanding, and reporting financial information
  • Knowledge of marketing techniques and budgeting, and ability to execute marketing strategies
  • Ability to supervise resident retention, renewal, and leasing programs to maintain maximum occupancy
  • Experience in training and mentoring office staff to implement sales and marketing materials and strategies
  • Ability to provide direction and oversight to property maintenance staff
  • Strong motivation and ability to create a positive company culture for residents and team members
  • Knowledge of building and unit conditions, and ability to ensure market-ready condition
  • Experience in bidding, negotiating, and managing vendor service contracts and one-time projects
  • Proficiency in providing additional reports as required
  • Knowledge of safe workplace practices and ability to promote and teach them
  • Strong multitasking skills and ability to meet deadlines in a timely and organized manner
  • Flexibility in working schedule
